Hi everyone,
A real estate noob.

Thanks to all the people who are sharing their knowledge in other threads to the lesser knowledgeable people like me.

I am keen to find out about the process of constructing a house in Vasundhara. My father owns a small plot (700 sq feet) and we are thinking over the option of constructing a house there.

1. What is the process i.e formalities involved before one can begin construction? (Permissions, checks and other official things)
2. Various options (Contractor/Self built) and their pros and cons
3. How much time would one need to devote in both the above scenarios
4. Average construction cost per sq feet? How to calculate and finalize the budget
5. Tips, Tricks and things to keep in mind while taking up a construction project.

I have also heard of an agreement with a contractor where the contractor will buy/take the land and construct a ground+three floors and provide you a floor of your choice plus some cash. I am not inclined towards this option though.

I thank all the people who can provide valuable inputs here in advance and hope that we can make a guide of sorts for people wanting to commence construction of their house.

My piece of advice would be for you to go for a contractor (but only for the labor).As finding labor and making them stick to work is a pain in the neck.For the rest of the other things like material etc, you must take it in your hand. Though arranging everything on your own (apart from labor) is not an easy task, but in the last it will worth you every penny.

Average cost per sqft now these days varies between 800-1400/sqft (depends on the material you use).

If you have the experience of constructing yourself or know someone close who has done so I would also be interested in knowing the official formalities that need to be taken care of.

1 question. when you say 'Average cost per sqft' is it for one floor? eg. Assuming average cost per sqft is 1500/- then if I build 2 storey the avg cost would be 3000/- and if I build 3 storey then the average cost would be 4500/- per sq ft?

Buddy, I am completely oblivious as far as official formalities are concern. But I guess these shouldn't be different from other areas like Noida etc. Formalities may include sanctioning the map from authority, depositing various charges, taking final completion letter from authority etc. I guess a person from this field like an architect will help you the most in this regard.

Regarding your other question, ideally the ground floor construction cost is more than the other floors. But otherwise there is not a big difference though. The ideal difference could vary from 200-300/sqft.

Your plot area is small so there shouldn't be a big problem while construction. Also, if independent floor registry or sale is allowed then constructing 4 floors & selling/renting rest of the 3 is really a mouthwatering option

Thanks Abhishek. As you correctly mentioned the area is very small, hence my intial thought is to have ground and first floor for personal use and make it a sort of duplex. Put the third floor on rent. Possibly a 4th floor as well.
