Hi Friends,
I am starting this new thread to get the ideas about how to go about interior of an apartment in a cost effective manner. I would like to clear that cost effective should not be considered as cheap but should be taken care as VFM. Usually an apartment does not have POP punning, designer false ceillings, outer gate, modular kitchen, wardrobes, light & fixtures, ceilling fans. I am aware that such discussions already happened many times but everytime it will enhance our knowledge. Last time Mr. Ashish of APC in RNE took good initiative in such thread. I may be getting the posession of my apartment near by August 2012. So I am just researching on these things. I will post my tentative plan in my next post may be today itself, but would like you guys to help me & share ur views. |

I have a 1250 sft super area 2 BHK flat in KDP GS to be furnished. I intend to do the following work.
Already Done: I have made an arrangement of 24 hrs hot water in six outlets of my two wash rooms( shower, Tap below shower, wash basin) with the help of planned water pipe line & one gas geyser. Pipe line courtesy by builder & gas geyser I have to buy ( appx 5000) To be done: 1. I intend to get a gas pipe line under ground from the utility balcony to the kitchen, so that I can keep gas cylinder in balcony without wasting space in kitchen. I had done a good research in this & tried to find out. I need to take a 0.7" normal bijli wala pipe to be installed & in that pipe one high quality gas pipe( I am getting it for Rs. 50 per sq mtr) will be inserted. Total expense appx Rs1000/-If anybody has any experience in this please share. 2. I wish to get the POP work done in my flat. Not too heavy work but simple & sober. I intend to get punning of the walls with POP. Builder has done putty work on walls. I showed to one contractor & he said "Ki diwar per tak marne parenge then only it will be fixed & according to him its done in every apartment wherever it is done. I confirmed this fact two other contractors. Total area for punning is appx 2300 sqft. In addition to punning I would like to get false ceiling type work in drawing & dining room market rate is 80 to 90 per sq ft. One persone was ready to all this work in 50,000. I am feeling this on higher side. I dont know about the repainting or the originally painting at my own expense because builder's paint mey be good or not. If needed appx 30,000 addl expense. 3. Wood work : I have thought that this I will get it done only after shifting to my house. I know a good workman who can work on dihari or majdoori theka as well. Material & Design I will provide my self. This may cost me appx 50,000 according to present calculation. I will get the work done of modular kitchen & inner partitions in two wardrobes. The doors & frames of wardrobes are being provided by builder. The cost which I am calculating 50,000 contractor was asking appx 1,00000/- 4. Electrical : I just need 5 fans to be installed appx 10,000 cost plus 5000 for other lighting fixtures. 5. Outer gate : This I want to get it fabricated separately by the carpainter or If I get good one readymade. I want to have a wooden look but solid iron inside. These days people are making good gates. Appx budget 20,000/- So my total budget gets 5000+1000+50000+30000(if repainting)+50000+15000+20000= 171,000 ( appx Paune do lakh lag jayenge) Anybody has any experience please share. I am feeling the major portion where money can be saved is POP & repaiting( like wood work I dont want any contractor. Is it possible to get this work done without contractor) Second thing the project manager says U can get the POP work done at this stage. Is it adviceable to get the work done wothout taking posession? |
