I don't think H comes under phase 2.
Phase 2 is L tower onwards.
And whom did you talk to in KDP? As per my knowledge their official target is Jan 2011 for total possession, and August for ABCD possession.

Default KDP- Kab deg Possession

Hi,

It was early 2007 when I got fooled by a broker who somehow convinced me to book a flat in KDP. They promised to give possession in End-2009. As of now its already late by a year and half and the possession is nowhere in sight.

In fact KDP have now been nick named 'Kab Dega Possession' and it is a big butt of joke in the circles around RNE. The worst part is the owners seems to have no intention nor capability to finish this project. During my last interaction with them in Jan'11, I was promised that the possession will be given in April'11. It is almost June'11 now and the work in my building hasn't moved a bit. There are more than 3-4 projects in that area which were launched 1-2 years after KDP and are way ahead of KDP in terms of the construction.

All the talk about 'Quality' is bullshit. How can you talk of quality when you haven't seen the stuff? This is all nothing but delaying tactic. KDP group for me is a group of crooks who've got into realty to make quick money and no consideration for customers. If you look at their credentials, they just have the experience of building a small local-type shopping complex in GNOIDA. It was our mistake to entrust them to finish such a big project.

Hey, does anyone have a penalty cluase in their agreement with KDP? Anyone able to extract a pernalty out of these crooks? During my last meeting with their management they straight forward rejected my arguments about the penalty and instead threatened me to be ready for repercussions in case I persist. I think we should make a group and at least make them pay us a penalty for such a gross delay in the possession.

Nick name provided by you is very amusing KDP='Kab Dega Possession' . Several members of this forum also suffering from delay possession of KDP, and I also surprised that KDP is not giving any panalty for its delay construction & possession. Most of the builder of RNE clearly mention in BBA of giving penalty of 5 rupees PSF per month while delaying construction. For 2 years it becomes at least 1200 x 24 x 5 = 1,44,000 rupees penalty amount which is not a small amount. I think this is the time to unite all of the buyers of KDP and if KDP do not ready to give any penalty then also take any legal advice for the one sided BBA of KDP (if penalty on delay construction really not written) , I am sure that in Consumer Court finally buyer will win in such situations.

You booked your flat at right time actually, you are definitely lucky with your booking. Customers booked at pre-launches stages or up to 2-3 floors constructed stages always suffer a lot in such big societies, specially genuine end users who are also paying rent as well as EMI.

Hi,

I visited the KDP site today and the people there told us that they increased the rate 200 psft.

I am amazed why they are increasing rate. I told first they need to think of the Possession and then do whatever they want to do !!!!

Its not only KDP ,but all the builders in RNE are increasing / increased the rate, actually they are just encashing the crash of NE.

They actually threatened that if I persist, they know of ways to recover any such penalty. They even mentioned that they can levy extra charges on me at the time of possession or they can put penalties on me post-possession.

Moreover I don't want to sound skeptical but I sould still like to warn the members who have mentioned that they have been promised possession in 3-6 months.

I have been observing it for the last year or so...everytime you ask them, they say- ''we'll give possession in 3-4 months''. This 3-4 months is never going to end...at least not in the next 1 year. I know that they put some labourers on the site just on weekends because of investors' visits. The worst part is that the work hasn't moved at all in the last 6 months on phase-I buildings.

Another matter which early members would have noticed is that the original plan had a very small commercial space in the front. Last time when I visited the site I was shocked to see the pace at which work was going on the commercial block and its monstrous size. It seems they have put all their resources now into the commercial wing and we have to wait because of that.

The whole point is that the builder doesn't have the financial or technical expertise for a project of so large a scale. Nor they have the intentions right.
