Default KDP Grand Savanna - Raj Nagar Extension - Ghaziabad

Hi All,

I start the thread on KDP Grand Savanna on the forum to invite the owners / purchasers of the project to join the same and share their views / conerns about the progress of the project.

I have purchased a flat more than 2 years back 1250 sqft 2 BHK for my own use in so called phase 1. The possession is being delayed & again & again new dates are being given by builder & ultimately getting frustrated.

Any members who have bought the property are most welcome to join the forum and share our views.

I had booked 2 BHK in L tower(phase 2) last March. It was supposed to be delivered this March. Builder is saying that it will take at most December for possession of this tower. For phase I they are saying June-July.

What commitment are they making to you?

I must add one thing i appreciated about this builder that the size of rooms which are shown in the brochure is exactly the same as actual.
I know a lot of builders who deceive people by providing a lower size than the actual promised size, but thank god this is not the case here.

Though the delays are getting a pain in the neck. From what i can gather, there are very small number of labour force for such a large project (1100+ flats 13 acre land).

KDP must get its act together, since this is their first residential project and a lot of visibility of this project due to being right on the NH-58, the quality delivery of this project WILL determine their future as a real estate company in NCR.

On the one hand builders say there is acute shortage of labour due to NREGA in Bihar, but on the other hand launched KDPMGI & according to reliable sources one more project they are going to launch very soon. So the available labour will be divided into three projects. Now They are claiming that posesson of 4 towers A to D will be given by June. But practically seing the progress & number of labour ( in such a big project) I think they will take much longer than june for first 4 towers & rest of the project not in 2011 in any case.

Delay in possession is a major problem in almost all the builders of NCR. All builder at least delay their project from 1 year to 2 years , and buyer who booked the project in earlier stage feels cheated and face large number of problem (like children admissions , EMI / Rent double burden , give reasons to relatives what happen? why delay? ....) . KDP is also in same category however at least they are delivering good quality work at one of the best location in Raj Nagar Extention. Your are right KDP will take at least 6-8 more month for delivering final possession of 1st phase, but finally you will get good apartment at best location of RNE. I have not booked any apartment into KDP but have seen their work , location , progress.

They are loosing their credibility & upto certein extent already lost. I had booked 2 years back at the rate of 2080/sft all inclusive. Now i just wanted to exit from the project & dealer is quoting that it will not go above 1900/sft all inclusive I am making net loss of 200/sft plus interest paid to bank. I am not understanding where & what is wrong. Builder always says 2 months more & it is happening for the last 1.5 year, i DON KNOW WHY CANT THEY SIMPLY SAY TRUTH ONCE THAT THEY WILL TAKE 1,2 OR 3 YEARS MORE WHY FALSE HOPES. JUST TRAPPED.

Buyer got know about the basic problem of under construction properties only after few years of booking. These are the basic issues while booking into pre-launches in new areas. Buyer have to pay lots of amount in Loan / Rent, which is actually a very big issue but buyer let know the actual impact of this issue only after buying and after starting EMI. It is just impossible to sell under construction properties before possession because neither broker nor builder take interest in such resales before possession. Landcraft is just in front of KDP but because possession has been given by builder and because 200 family is living into this society hence even apartment of Landcraft do not have very good quality but still selling in resale with fine premiums. I am agree that KDP delay is more than it should be because Landcraft started the work just few time before than KDP and already have delivered possession to all towers last years. Ashiana Palm Court started the work along with KDP and have given possession , 50 families have started to live there and premium of around 5 Lac per apartment is there.

Make union with all KDP buyers and sticky ask the KDP management what is actually going on, why so much delay? you will be surprise to know that in RNE area Classic Residency Phase 1 stated the work after 1 year of KDP and from this month even they have started to give final possession in 2 towers, launching rates in Classic Residency was around 1600 PSF and at this time they have increased it to 1940 PSF for phase 1.

In my views you can sell your property only after possession, 2 years before your purchased rate of 2080 PSF was high compared to other RNE societies (I think you have not taken good discount from your broker), but still after possession you can get buyers at some increased rates. The positive point for KDP is that its location in RNE area is good.

Somebody give sane advice to builder to update the construction status on their site. They are not doing it for the last one year. It does not feel professional.

Can U plz tell which is ur tower & floor number. What price did U get in which scheme ( Down payment or CLP). According to me thay may give tower A,B,C,D in this year end, that too if they really gear up much more. I dont think anything else. I m following this project very closely for last two years. I have a booking in F Tower & I m not expecting in this year.

I don't think you should have any regret on your decision. In my views you have taken flat at one of the best location of RNE , and RNE itself will be 1 of the best place to live for end users just wait for few years. Be positive unless you really have done any blunder mistake (like booking in NE). RNE has series of upcoming good news for next several years, wait & watch. At least I am very hope full for RNE area. Most of the builder of NCR delay project at least by 1 year, as you booked your project just 4 month before hence keep in mind than you will not get possession before 1 year from now. All the Best..
