Default Main Crossing Republic Ready to move in flat vs Ansal Aquapolis Ghaziabad

Dear All,

I am a new bee and planning to buy a flat with budget of around 32-34 lacs.I've found two options

1. Main Crossing republic society (Ready to move in )
2. Ansal Aqua polis Ghaziabad

Please suggest which option I should opt...

I hope you have already read the posts in crossing republik thread. The point is that rates are cheaper here due to so called proposed dumping yard. Now this DG is near to Ansal than most of main crossing and . so take this factor when you discuss and decide.
I would prefer RTM in following case:
1. I want to shift immediately to a home.
2. I stay on rent and would buy from home loan.
2. I got large money in cash after selling my previous home or thorugh some bonus / deal.
3. RTM are available cheaper than under construction.
4. Market condition is not good, many builders/ project are failing and I buy what I see.

So the last point is most critical. I woul buy in under construction if :
1. The infra structure or supports are not avaialble in society.
2. Instalment / payment scheme is cheaper and there are good chances of appreciation.
3. I am able to save good money each month/ qtr which could be given as instalment and need not take a loan.
4. I am an "investor"who leverage his small amount and take risk for higher gain. For e.g buy a 50 Lac flat with only 5 Lac in hand and then sell it for profit. Similar to share trading.

So you decide!!

Sir,
According to the current market position I'll suggest you to go with the Ansal Aquapolis because the rates in Crossing are soaring high and if you want possession in 3 years and loan on property too then Ansal is bankable and approved by SBI, HDFC and Indiabulls home loans.

An RTM Flat.. It is the safeest flat... Remember, the waiting time in any project is a risk factor, where the project may go bad due to various economical, social and government factors... good examples are Noida Extension, Faridabad Nahar Par, FNG expressway etc... so what is there in furture, don't rely on that. If you get a good deal with RTM flat, go for it... It will not have any risk...

I CR further, you can start living right away or rent it out.. in other word, you will start saving/earning !

Ansal Aquapolish was launched 2005-06 ... then they stopped working [after few booking done] ... people lost their money and faith.. again they have started it again... Ansal record is a already in bad name.. so, if something again happened [like economic slowdown... GDA raid on irregularities].. the project may go into dark.. so better go for RTM projects.. whether in CR or elsewhere.

the pace of work at ansal site is just at tortoise speed. possession may be given in 2015 and area may become liveable after 2020
