Hi,
I am looking for a 2BHK in 30 Lakh range.
I have visited Raj Nagar Extension projects and found them a bit far from Delhi.
I have also been to New Dilshad Garden Extension and seen Oxy Homez, Shalimar City and Delhi 99. Also I have been to Bharat City. I haven't yet got time to see the NH-24 and Crossing Republix projects, but have evaluated few of them like Livingston.
In my budget if I extend it to 32 Lakh (incl all charges and 19th floor) I can get 3BHK in Oxy Homez. Also the possession they are saying will be Dec 2013.
But, am skeptic about New dilshad Garden Extension area from view of future appreciation of this area and development around. Also the projects here are in close proximity to Hindon Air base.
Can veterans here in the forum share their thoughts about these projects and should one invest in these projects for living purpose in coming 2-3 years time?

Oxy Homez, Shalimar City , Delhi 99 , Bharat City.... all of these 4 are very close from DELHI, choices are yours.

Oxy homes project proposed building structures are less than 1 Km from the starting point of the Hindon Air force Runway when measured in a straight line.... Not very sure how bad this may affect the project.... i.e. factors like aircraft landing and take off sounds, no. of floors etc, NOC from Air force etc need to strictly checked before making any deal.....

Delhi 99 and Shalimar city too seem to be very close to the Runway.....
This is my opinion....

OxyHomez is seems a good choice as the posession date they are saying is De13. I spoke to one of the brokers who said the project might get completed by Sep13 but what they are committing to is Dec13.

The road in fron of the Oxy Homez project is proposed to be 6 lane (told by broker). Also metro from Dilshad garden is proposed to be extended to Mohan Nagar bringing station more near to the project. Read on internet that Wazirabad line from Dilshad garden will be extended and will run perpendicular to the existing alignment of metro.

All the statements needs to be verified.

It seems that there will be a phase2 of metro in Ghaziabad which will extend the metro line from Dilshad Garden to Mohan Nagar. The alignment will go as:

Dilshad Garden > Shaheed nagar > Shalimar Garden > Rajender nagar > Lajpat Nagar > Mohan Nagar.

I have been to Oxy Homez site, they have constructed few towers till 7-8th floors. And as I have to rely on bank loan, and as payment plan is construction linked, the monthly interest to bank will also be high from the beginning.
Dilshad Garden metro station is about 5km from the Oxy Homez.

I will now inquire about the runway being in straight line to the project's buildings. But still, the frequency of airplanes here will be far less than to Delhi airport. So, landing/take-off sounds will not be too frequent to become unbearable.
The Oxy Homez representative has said their project had received NOC from air-force for upto 24 floor towers, but they are building just 12-floored towers.

But still, before investing, I want to get assured that will this New Dilshad Garden Extension area see some good future appreciation?

Hi,

My friend checked with the Sales Rep. for Oxy Homez. The project has clearance from Hindon Airbase. Its not within the area restricted for high rise development.

Hi Amit, here are the prices that I have got when I visited these project sites.
Bharat City: 2565 (6th floor, no other charges or plc added)
Oxy Homez: 2299 BSP
Shalimar City: 2395 BSP

Also the parking, club membership is all inclusive in BSP and you dont have to shell out any thing extra for it, as told by my friend. Also there will be a pre-lim school and a commercial complex (need to verify).
