I am lloking for the plot options in ghaziabad. Looking with the following points in mind

1. Budget : 15 Lacs
2. Size of plot : 70 sq yard or bigger
3. Location should be livable within 2-3 years for middle class.
4. Must be authorized by competent authority
5. Should be able to get loan if not for plot atleast for construction.
6. should be risk free of encrochment

I can overlook some points like

1. Appreciation : Dont care if prices are not increased very fast, can be average or below average appreciation.
2. Metro or no metro nearby : Does not matter
3. Lease hold or free hold but must be authorised

I visited the area Tronica city. It fitted all above points except one Budget. I m getting 19-20 lacs 100 mtr plot. No small plot available.

Is here any other option available in ghaziabad or any other NCR area.
Friend please enlighten me if any other option.

Tronica city is good option, it is only 22 KM far from CP and cheapest in GZB in near Delhi areas. During last 4 years Tronica city plots has appreciated multi-fold and due to affordable rates still good chances to appreciate. Try to get any good location 100 SY (not less) plot in 16-17 Lac, will be good from any POV. Tronica city has good future but location of Plot with in Tronica city should be GOOD.
