What about KM residency. What price they are quoting for 1040 sft. To me after negotiation they offered 2300 per sft in CLP all inclusive. Is it the right price. Any ody has the feed back of about KM residency. To me it looks some promising builder. I m looking for 1000 sft to 1100 sft in 22lacs in clp plan. I can wait for 2-3 years. Dear Saurabh Ur feedback matters a lot to me.

Unfortunately for new buyers, prices have increased dramatically in last few days.
For eg. the flat i booked last March is now quoting at a price which is at 3.5 L premium.
In my opinion, instead of directely cotnacting builders, you can talk to some agents which have their makeshift offices outside the apartments. Perhaps they can give you a better deal.
And regarding construction quality, all the three builders you mentioned - Ashiana, Ajnara and KDP - have their actual flats ready, so you can visit the actual flat and get a first hand feedback of the construction quality. But In my opinion, Ashiana has the best construction quality amongst all builders in the region.

Locationwise, KDP and River Heights have good location.

Great News- Finally KW Shristi has come up in your good books. I was lucky enough to invest in the project at the right time. Now every builder has increased the price by 20% including KW.
KW Shristi, Ashiana, SVP and other builders on the same lane have planned to build the proposed 24 mtr road collectively on their own which connects to main highway.
This is expected to be finished in next 7-8 months. Again a good news for these builders before the Hindon bridge starts. This are the signs of good appreciation in these societies.

i too had almost finalised a deal with KM residency..for 1175 sqft,26 lacs inclusive..im thinking for a while now coz d builder is new,n i dnt want to take any chances..i agree with the opinion that we can go by the builders who hv alrdy completed their frst phase in RNE...those r sm of d reputed buildrs,n its gves a feedbk of their construction quality and work...bt the odr opinion says that most new players try to give their best in their projects so smtms dey even do better than the existing ones..im confused myself whthr to go by KM or not,coz i really liked their floor plan,n dey r provdng me a floor and corner aptt of my choice too..lets c!

I think you are getting good deal at this rate and at this location. When KM residency is saying that they can do few linter work finished in the society, actually such move at least boost the confidence of buyers in the society.

Which floor they offered to U ? I just want to calculate in 26 lacs 1175 sft how much plc they have adjusted.In which plan They offered this. Today they offered me 23.5 lacs for non plc flat of 1040 sft in clp plan. Ur Details please so we can take the maximum benefit.

This 24 Mtrs road is not built by the builders. This has been on the Master Plan of RNE since the very beginning.
The good news is that, the road work has been started last week, with demarking done from Ashiana's end and Highway's end. The work was done for 3 days, and again stopped.
The contractor says that the work would resume after Monsoon, and is likely to get completed in 6 months from the start.

PS: I am currently living in Ashiana since last 8 months, and have been closely monitoring all the developments there.

This is good news that demarcation is already done at both ends.. Well I heard that GDA is taking time hence builders met (SVP, Ashiana, KW Shriti) and decided to start this on their own since this development would give a boost to their projects. Anyways being a buyer what matters to me is that work has started, no matter who does it. this will again give rise in prices..

Rest all is fine but builders going to build 24mtr road .. please my sincere advice don't base any of your decision based on this news untill you see something..

Yes, that is absolutely fine. Ahish, residence of Ashiana has just confirmed that demarcation has been done at both ends which is a sign of progress. It does not matter if builders are building 24 mtr road or GDA. It is in the master plan and the plan seems to be executing. Good news for investors in this locality again.
