Default Deal in Landcraft River Heights - June 2012

Hi Everyone,

I have been regular follower of your posts and guess now time has come that I should ask you expert advice on the below deal. I would be more than happy if you can tell me merits/demerits with objective mindset:

1. The seller is asking Rs 35lacs for 1180 sqft -2BHK at Land craft river heights - RTM all inclusive.
2. This includes 1 covered car parking, 2 two wheeler parking and 2nd Floor
3. Only registry charges have to be borne by me + no wood work so have to spend 2-3 lacs over and above for just wood work.
4. Therefore including all of the prices and extra furnishings, I have to spend 40 lacs for this RTM 2BHK flat at River Heights in RNE.

My only preference is that it should be ready to move in so that I can shift my stuff and society/flat is worth of amount of money spent. Also it should be RNE as prices are still in my budget.


So I want to ask :
a. Whether this is worth a deal and should I go ahead?
b. What are the prevailing prices of RTM flat in RNE (in river heights or otherwise in different societies)
c. Is there any scope of bargain or negotiation which I can do with the seller.
d. Any issues like water logging, road side huge noise pollution, law and order, electricity, maintenance, power backup , security guards, etc
e. If not this river heights, then which society I should look at (in terms of better environment, construction, value for money)
f. And last but not the least, can I eliminate the broker in between? For that matter, bu any chance can I contact the direct sellers through any means.

your inputs will be highly valuable and will help me to save some bucks atleast

Default Rajnagar Residency

Can anybody please suggest me about "Rajnagar Residency"?
I am getting a deal of Rs. 2500 psf all inclusive on first floor with waiting period of 30 months + 6 months grace period.
I have no time constraint but i am not really confident about builder.

Any kind of help is appreciated regarding your suggestions about this society.

Do you have any idea of rental value of the flat you are planning to buy?

In my opinion, if ROI (Rent on investment) is 4% or more its a nice invetment.
i.e. if you get a rent of 15K on the total invetment(including wood work, registration) of 45 Lac it will be 4% annual returns.

For some localities even 3% is good ( Rent 10K on flat costing 40 Lac).

So if a property gives you the ROI less than 3% you sould think a bit.

U can try in KDP C & D Towers RTM. U may get the same price for 1250 sft Flat 2 BHK better layout & better society facilities in near future.

Hi Mohan

Could you clarify:

1. Is there any inventory left in 2 BHK in C/D towers except top floors? KDP person told me only E&F towers have some options 8th floor onwards.

2. Can an under construction flat in KDP be sold to a third party? Does the builder allow?

3. Any 3BHK inventory in KDP except top floors?

Hi Amit

35 lakhs is around 3000 per sq feet. This is good consdering that curent under constructuction societies are charging anything between 2600-3200. You are getting a ready to move property without any delays and tensions. Further, since River Heights was one of the first societies where people started living the society is now better in terms occupancy and all amenities functioning.

the only issue perhaps is that River Heights has not so good reputation / perception in terms of construction quality and I have heard that the society is 7ft below the main road and in rainy season this has created quite an havoc.
I don't know about you but spending additional 5-7 lakhs over a soon to be ready to move (SVP, Classic Res etc), I would not be comfortable with that. Have you tried looking for anything in Ashiana Palm Court. That's one project i would spend happily on !
