Wink Raj Nagar Extension - Latest Updates

hi friends,

How feasible is buying a flat in Raj Nagar Extension & why.

I Have a budget of 15L - Can i get a good flat from a reputed builder in that area. If yes, pls name it and if u hv bought any in that area.

Pls also rate the following from raking 1 to 10 for 10 as the best.

Hi rohitshakti

I have recently booked a 2 bhk flat in KDP Grand Savanna society.

The reason i chose this builder :

1. Its closest to the 6 lane link road connecting to GT Road (new bus stand - metro station coming up here in metro phase III).

2. I had budget of 19 lac all included and got a 825 sqft 2 BHK here to be delivered by July next year. Pace of construction has been satisfactory so far for my tower.

3. Phase I delivery is already scheduled for this Diwali ( Although they have delayed by 8-9 months).

4. This is their first residential project and from what i can see they are taking extra measures to ensure that the Quality is very good.

You can also consider more reputed builders like:

Ashiana
SG group
Ajnara
Landcraft

STAY AWAY from Shreya Hindon heights - they have several cheating cases going against them.

Personally i feel if your budget permits and can wait for 2-3 years more than Ajnara is coming up with Grace. This builder has very good reputation in Ghaziabad/Vaishali/Indirapuram.

The most compelling reason for me to choose Raj Nagar Extn was because of its location - adjacent to Ghaziabad yet disconnected to all the pollution and chaos through the Hindon river Green Belt. Moreover, connectivity with NH-24 and GT Road is improving through new flyovers and Metro is coming up nearby for better connectivity with Delhi.

Moreover, there is no controversy surrounding this area like - dumping grounds, villages (although there is small urban village - sihani nearby).

Sir, congratulations on buying a flat in Raj Nagar Ext. But i would like to know some things from you.

1. I hv heard that Ghaziabad area is not safe. How true is it abt Raj Nagar Ext.

2. I hv also heard that in most part of that area, light is avlb only for 10-12 hrs only.

3. I hv also heard about water problems there.

4. What future plans are there for that area by the Govt. about water, electricity and its area development.

1. The whole of UP is not safe - not only Ghaziabad, but far off places of Noida like Sec 71 onwards are even more notorious. If safety is of prime concern , then you should look at Gurgaon or Faridabad.
But keep in mind these are gated societies, so safety within the complex will not be any issue. And as and when the area is populated with middle class , safety will automatically improve - example, Indirapuram.

2. Electricity is a problem in Ghaziabad - no doubt. Thats why having power backup is very essential. I currently live in Indirapuram and electricity cuts are 8-10 hours per day. I do not think , but can hope that, being closer to main Ghaziabad (not trans hindon like Vaishali/Indirapuram), power situation will be slightly better.

3. Regarding water, well i don't think it is much of a problem here, compared to areas like Gurgaon (severe water crisies) and Greater Noida. Hindon River flowing nearby should make things better.

4. Electric substation plot has been identified by the authorities, and it will be up in next 1 year. Regarding development, the six-lane link road connecting this city to Main Ghaziabad is already completed, with electric poling. Work on internal roads is going on, you can visit the site to get an idea.

As per GDA master plan 2021, whole area is residential surrounded by a green belt.

Best of all, metro is going to reach New bus stand which is 3-4 kms from this place , for sure- but might take some time.

I am also planning to invest in a 3 BR flat in Raj nagar ext and Ajnara is the only one I feel better in the lot, anyone from here booked a flat with them, view are welcomed ....

3 TOP NCR schools already near RNE (GD Goenka , DPS Ghaziabad , DPS Rajnagar)... most of the NCR toppers every year comes from DPS Ghaziabad... Year 2011 CBSE / IIT JEE topper 1st & 7th RANK All Over India is also from DPS Ghaziabad. Main Raj Nagar also has 12 more affordable to costly CBSE schools including Ryan International , GPS.....

No problem of hospital lots of lots of in Main Raj Nagar (2 KM from RNE) and Mohan Nagar. CGHS dispensary & AIIMS small center also there in Main Rajnagar (3 KM from RNE). Every private company Customer Care office and government office of public need also just 2-5 KM far maximum

New infra is developing with 2 new hindon bridges, work started.... so that after DEC/2012 any one can reach to Dilshad Garden Delhi Metro RED LINE , Vaishali GZB Metro BLUE Line , Noida 62 Cut in 20-25 minutes and maximum 12 KM but for that have to wait till DEC/2012.

Already lots of mall with in 6 KM radius.... and new also coming with in RNE itself. No issue of Rental income as RNE is surrounded by 20+ Engineering colleges and big companies like ITC , SAIL (actually meerut road industrial area in 2000 Acre having 100+ companies) ..... Hindon Army Airport, Lots of Gov Offices. Rental income already good in RNE at this time as only society area in near by localities with 100% power backup facility.

I agree with Saurabh, you should ideallly look for those builders who have completed their first phase or have completed some amount of construction. I would say from that point of view, SG, Landcraft, Ajnara, SVP, Classic and KDP can be looked upon.

ThANKS,SAURABH...jst called some of these,"ashiana ajnara,KDP," tday..phew!! prices hv increased..2bhk--29 lacs inclusive,fr 1180sqft...RTM flats r available bt only on 14 th floor ,
sm are providing 3bhk at the rate of 32 lacs on topmost floors... else possession for all others is by 2013....noways!!! this is really disappointing!! ..anyways which builder has the best construction quality so far including a decent location?
