Question Dlf Rivervalley -Margao Goa

i want 2 invest about 3000000 in this project as a long term investment.i stay in mumbai&have my own house.it is difficult to get property in mumbai,thane at this price.anybody having better idea?

Are you going to use this as your vacation home? Do you plan on renting it out? If yes, have you found out what the rent is in Margoa? It's in South Goa which is definitely shadier than North Goa. Are you going to buy this on loan or outright?

Is DLF River Valley salable....DLF is big name in Delhi, but why is it cheaper than many builder's flats in Goa?

I have invested in this project by DLF as an investment.
Advantage:
Excellent location with wonderful view.
Pretty close to the airport.
Reputed builders & hence much easier to sell when required as most buyer of Goa property are cautious Northerners, Mumbaites or NRI who buy without actually looking at the property.
Price quoted is very reasonable compared to other areas in its vicinity.
Dis-advantage:
Zuari Agro Chemicals & Zuari Industries are exactly on the opposite side of the highway (too close for comfort).
Location wise as it is a secluded area not sure if its going to be easy to get tenants.
With harsh Goa weather (high humidity & torrential rainfall) it is not possible to keep your place locked & go there only for a holidays once in a while. You may end up spending your whole holiday cleaning up the place.
Cannot survive in this place without a 4 wheeler.
If this project picks up then be assured that scores of other project will crop up in the neighborhood as land is available in plenty from Rs 100 to Rs. 1000/sq feet.
By the way the project is in Dabolim (Vasco).

Project is on a river front (not sea) which is very near to where the river meets the sea. Many beaches around this project but not within walking distance & none of the popular ones. Many of the beaches are isolated (which I prefer) so it really depend on your definition of a beach. One of the most beautiful, longest (over 60 km), continous, pristine white sand beaches in India is located exactly on the opposite side of the highway where this project is located & guess what , goverment has given permission for a highly polluting Zuari Agro Chemicals factory exactly on this beach. IT HAPPENS ONLY IN INDIA. Check it out.

Which r the decently located & reasonably priced ( i am interested in a builder where safety of my money is guaranteed ) projects in Goa ? I am looking at something adjacent to a beach ( nothing overcrowded , but not also completely desolate ) & also not to far from proper habitation/market place . A 2/3 BHK or independent floor would do . Any other options on type of reasonable accommodation available ?

Could somebody knowledgeable on that area , provide me the details. I also require info. on whether the project is available on original booking or resale , probable price & info. on some decent brokers.

I am looking at it for self use & use by my parents ( basically as a vacation home to spend a few months in a year in Goa ).
