Default Rent Back scheme

I am considering investing in two studio apartments in two seperate resorts in Arpora. Both the properties are on freehold. However I would like to earn an income from these properties. I plan to give it for 11 months to the resort management. My question is 'Looking at the bad track record of these resort managements in Goa in terms of paying their rentals should I venture into the purchase of such properties in the first place. How much can I approximately look forward to earn from these properties? What should I do to ensure that the management has to pay me whether or not the resort does well for a particular season? ......Ryan
