The center is at the final stages of exectution..building is ready...hige complex..at the surajpur entry point. At surajpoint entry point a 5 star hotel is also being constructed. 60% work is done.

Thank you Mr.Munish....I visited Gnoida few days back and was very happy to see that when i was leaving my friends house at night..i could see Grand venezia construction going at good speed.

I am very curious about their leasing plans...pls update whenever you have time.

You have a winner in hand...congrats ...just push them to lease properly...

I still maintain High end shops like Versace, Calvin klien, etc will fail in Greater Noida...Have a Top class..well stocked Hypermart as Anchor and a lot around it....Of course this is my personal opinion

Yes radisson is 1 minute walk from grand venezia. it was suppose to be ready for cwg tourists but will be ready around end of this year or early next year. its is small property and also 4 star.

Sure Zohaib i will update regularly. I havent been to the site for 2 months myself, do u remember how many floors of office/hotel have got constructed and whats the progress on finishing, is the finishing work visible while driving?Last update to me was that 7th floor got started.
U are correct the leasing needs to be done considering the right mix of brands. very high and and very low end will become an issue, it has to be balanced

Default Advice on Grand Venezia investment

Hi All members,
I have read about Grand Venezia investment and it appears to me as a good investment based on detailed points put across by Munish,Zohaib among others.

I have a few queries and will be very grateful if they are answered -
a)Is there any chance of giving some amount in black ?
b)Do they deduct TDS from assured return checks, if yes, how much ?
c)what is the minimum investment in this project and what is the minimum investment if I want the space such that "my" space is identified because I have heard that in some commercial projects even though you buy the space but its a part of continuous large space in which "your" space is not identified and you cant sell off your space easily.

Munish,

I had a small conversaion with some RE experts in Noida ( on my recent visit to India) about assured return offerings from builders.

I was told assured return is just an eye wash - basically they charge you 20-30% extra for the same property and gives you back the same amount....can't comment for sure.

You are safe to some extent as you mentioned that if there is a problem with leasing - you can always open up your own office.

BTW - what is the status of leasing in GV ? and what is the status of retail shops - are they selling or is it available in re-sale - at what price point ?

Missed out the other point-They are just leasing now. They have hired leasing companies and i am going to be meeting them after Diwali to understand the plan better.
