If you were a builder of NE ?
We have many threads bashing the NE builders for increasing the price of existing/old buyers or cancelling the booking.
What would have you done if you were a builder of NE. Consider in mind the increased money the builder has to pay to farmers, cost of construction increasing due to inflation/labor cost. Also wastage of some material/work and interest they have to pay to the investors or bank they have taken money from. What are your views. If I were a builder, I would have charged a little to the existing buyer. I know I might be bashed for this comment. But we can discuss. |

I wish if I was a builder in NE !!!!, so that I had collected several crores of money from buyers at ZERO interest rate for 2-3 year which can be re-invested in land purchasing in Noida/GZB for other new projects.... at this time banks are not giving loan to builders easily even at 24% ROI. NE was the best way to get huge money at ZERO interest rate for 2-3 years with no work to show to buyers....
if I was a builder in NE !!!!

simple.. first I would cancel all booking (1400-1800).. saying that we can not afford authority additional demands and farmers issue.. we are scrapping projects... and give back all money to buyers with 4-8% interest.... Once all got money... I will again launch project with "new name" so that no issue at all...with HIGHER PRICE 2800+bsp..
Once I get 50% flats booked... I will buy another land with EASY 10 years of installment and move all 50% money into new project.. for NE project.. I have excuse that famers are not letting the work done.. so project is slow.... Once new project is 50% sold.. I again buy new land with EASY 10 years of installments and move money from 2nd project to 3rd project.. and such process is going on going on... till the date I become FAMOUS 2nd class builder with 15+ projects in UP..... then I will give advt in Media house with any cricketer OR 90s heroine.... I will arrange bhumi pooja and ask each buyers to come at ceremony.. will give 2KG of sweets to each buyer so that all poors buyers will be happy to shut their mouth... and I will enjoy interest on their money. I will make my payment plan so tricky ....10% with application and 15% within 45 days and 15%..next 30 days.. so that I can get 40% amount WITHOUT DOING ANYTHING... after six month.. I will start digging work and put fancy flags of my projects so that buyers are happy..... before construction.. I will change super buildup area.. 5-7% (only balcony) so that I can charge 2-5 lakh for just 1 foot balcony..... I will make only one tower first so that I can update my projects status on monthly basis and buyers are happy…. I will give 0.5% extra commission to brokers so that they always praise my project…. I will delay project by 2-3 years and excuse is farmers... if any buyers may raise issue.. i will simply give answer.. apna amount le le aur dafa ho.... I will use so cheap material so that i can make good money ..;just polishing will be good so that buyers can lick the polish and feel good about projects from outside... Will arrange new scheme for my own people……will give 10%-20% discount to buyers association/politicians/village pradhan/local lawyers/local goons/police/authority officers…....so that no issue in future….. sala kisi ka baap bhi kuchh nahi kar satka….. Once project is ready.. (Finally)…. I will ask more money by charging other expenses.. and handover property to some old guys/buyers for making RWA..and move on…. |

I would launch these projects

Calm Olaympia……….buyers.. just calm Paralised Emotions… just play with emotions… Fulshan “F” Homes……F*** the buyers… Kamrapali “Centurial Park”… ….ready to move in Century PG Luxury “Homes” …….. Poor guys.. homes… |
