Post Residential scheme in Greater Noida

'Greater Noida Authority' is introducing a new residential scheme for the lower and middle income class. Under the scheme authority will provide 2256 constructed houses in four different categories by mid July.

According to HK Verma, deputy chief executive officer, houses would be of area 70, 90, 120 and 250 sq m and their price would range from Rs 12.33 lakh to Rs 36.48 lakh.

The scheme will be launched through a lucky draw by the Greater Noida Authority and applications and brochures will be made available from next week. The allottees will be permitted to make additions as per already approved building plan and constructions not confirming to the building plan would have to be approved. Copies of the plan are available with the planning department.

A 70 sq m house will cost Rs 12.33 lakh, while houses measuring 90, 120 and 250 sq m will cost Rs 14.96, 20.14 and 36.48 lakh respectively. Houses with an area of 250 and 120 sq m will have two bedrooms, a drawing and dining room, kitchen and a bathroom while those measuring 90 and 70 sq m will have one bedroom, a drawing room, kitchen and a bathroom.

The housing complex will be built in new sector Omicron near the village Mathurapur and Ghori Bachhera. It will have a swimming pool, park, community centre, post office, hospital, shopping complex and a parking space.

This initiative of the authority is different from the earlier practice where Greater Noida Industrial Development Authority invited tenders on a two bid system for Group Housing Society in 300 acres for different sectors.

Through this scheme the authority provided an opportunity for developers to be a part of development of the smart city where at all stages of development, supply precedes the demand.

“The major attractions in Greater Noida are constant supply of drinking water, uninterrupted power supply, green areas, proposed metro, airport and world’s fourth night safari,” said Verma.

Verma added further that the permissible area for plots, commercial and commercial facilities will be 65% of the total area as per population norms as permitted in the master plan of 2021. Rest will remain as per building regulations .

Provision other facilities like nursery school, senior secondary school, nursing home, convenience shopping, commercial sector, milk booth, auto-taxi stand, secondary shopping and community centre will be provided by the developers. The green belt shall have to be in the zonal plan of the authority
