I bought star court (tower 4) at 5000/sq ft. In my view, it did not appreciate much in the next few years but in the last 6 months or so (as these towers are getting closer to completion), rate has inched up and probably hovering at about 6000/sq ft and i am hoping that by the time they handover the possession, it should go up to 7000.

tower 7 , 8, 9 are almost completed. owners can pay balance and collect keys as per jaypee. I looked at the units being ready including mine. Quality looked satisfactory. Interiors are still going on. Jaypee says, once the final payment is done for any particular unit, they will do the finishing work and give the unit in a month time from the date of final payment.

as far as rates are concerned for tower 7,8,9 - according to jaypee, rates should be arnd 7200psf in secondary market. But according to me, it should be between 6500-7000 psf on completion.

depends on negotiations....between 5000 to 5600..inclusive all

Hi

I went recently with a friend to gn , we looked at star court, i finally chose jp orchards in noida but my friend has not yet bought, he says start court should appreciate faster than wish town noida but i was doubtful about that. Now hes planning to buy in star court. I am still tempted by star court as i think noida wt can never offer same quality as gn !

I feel since noida is closer to delhi it should be better for investment but its true that whenever i go to jp gn, noida seems fade in front of it.

Its a pity to see such a project selling below 6k level ...its a great project but as investor one has to see where max return seems likely.

I have 3 queries for seniors :

1.What is on going resale price for 3 bhk in star court for above 8 th floor units ?

2.Do you think price will appreciate faster than earlier now ? The guys who bought 5 yrs ago at 5200 must be hugely disappointed to see such low return on a wonderful product like this !

3. Can it appreciate now in same proportions as noida ? Afterall it is about one of the best golf courses in asia if i am not mistaken.

Yes Sir,
I Think its one of the best projects in Noida/GN region ( my personal view, of course).
Distance fm Delhi will remain, however it still seems very worthwhile,once you see it firsthand..

You are right. My mind says noida wt is better for investment but once i see gn project the heart says this is THE BEST but its a pity that the appreciation has not come is this project which deserves it !
After having visited this place one is bound to fall in love...

well...this masterpiece is mainly made for end user.

but if you are talking about investment returns, prices are anyhow going to rise. 5200psf value earlier. now u can't get the units in tower 7,8,9 at even 5800psf all in.
appreciation is slow for those u booked earlier. I think price will keep increasing slowly but consistently. Not many properties are available in market when u compare in terms of quality and ready-to-use.
