In Jaypee Green Greater Noida - star Court apartments are available in 2 BHK and 3 BHK size. I have got an offer for 2 BHK (1461 sft) and the total price is BSP 74 L + Car Parking (3 L) + Social club (2 L) + IDC 50 PSFT. I am confused and not able to decide between Jaypee green Greater noida and Noida express way. At present it will be only for investment purpose. I would like to know the views from Sr. members on the above.

When is the possession..Which floor...? which Tower... What is the payment plan...

JP GN is likely to have best rentals in NOIDA or GN - it is THE premium project of the region.
For short term investment - best case is 1000 psf gain. Worst is prices stay the same. Regardless, on completion, 30% premium is assured. JP GN Property is just amazing

Venky, I have a 2 HBK unit 1170 sft in Pavilion court Tower 16. It is green facing - towards pavilion height -4. The total cost including all charges, car park and club etc is 52L. Now I have an option to switch to star court greater noida. The 2 BHK in star court is 1461 sft and total cost will be 74-75 L including car park, club etc. Possession for both the projects will be in 2 years and payment plan is clp. Between both the projects Which will be the better option ?

IMHO, the GN project will have far lesser density, and therefore that much more premium. Much like you, I too have a unit in Pavilion Heights PH4. I'd be willing to trade that with a unit in JP in GN anyday. Too bad there arent many buyers. One small downside with the GN township is its distance from delhi. If you dont intend to really treat this as an investment, and decide to use it, the GN property might be tad too far. Will be interesting to hear from Venky, -A |

Jaideepsr, not yet decided. Basically I am looking for a 3 BHK apartment in Mumbai too (Mulund, Bhandup or Pawai Andheri). And my brother is helping me in search. If things go as per our plan then I will keep pavilion court and drop idea for investing in star court and will book 3 BHK in Mumbai. |

Complaint Details
Reason for Complaint Customer Service Complaint Rating 9(in a scale of 1 to 10) Name of the Company Employee KC Batra, Director Commercial Complaint Details We booked two flats in Starcourt -3 projects of Jaypee Greens, Greater Noida in preliminary booking in the year 2007 , based on the layout and specifications mentioned in their e-brochure. We have made the payments of more than Rs 20.0 lakhs to the company by cheque. In response, we received two copies of Provisional Allotment Letters dated 19.01.2008, along with the building plan, floor plan of said flats and the ‘Acknowledgement Form’, offering provisional allotment of Flat No 502, 202 in STR-3. However, on careful scrutiny of the floor layout plan, it was observed that layout of said flat was altered in such a way that core benefit of frontal Golf course view of main Living room balcony, Study and Master Bedroom have been lost. Finding the changes unacceptable, we refused the initial offer of allotment and requested for refund vide letter dated 15th Feb, 2008. Our above view point has been explicitly conveyed to their office on many occasions in verbal form & written forms through emails dated 25th August, 08, 12th Sep, 08, and during our visit to their Greater Noida Sales Office on 11th Sep, 08 and finally to their Noida Sale Office on 29th Spt, 2009, requesting refund of the total amount paid against both the flats. We also held two meetings with their Mr Sumeet Sharma- Manager Sales, Mr KC Batra, Director- Commercial and Mr Pawan Bhargawa, VP-Sales and apprised them of the outstanding issue & our disagreement with the said allotment. We further reminded vide letter dated Nov 5, 2008, Nov 27, 2008 to their Marketign & Sales and Commercial departments ( Mr Akash Roongta, Mr Rohit Sanga) but received no response to our request. Finally we wrote a latter to their Director -Commercial , Mr K C Batra and Mrs Rita Dixit, CEO requesting their intervention. It was utmost disgust and shocking to receive a cancellation notice from their AGM- Legal & Corporate Affairs, threatining of forefeiting the entire amount paid to them, instead of showing considerate veiw point and providing solution to our outstanding issue. In their defence, they have cited terms & conditions of the 'Booking Form' which is full of one sided clauses aimed at solely benefitting their company and being document of preliminary offer, can not stand in court of law, as agreement. It seems that Management of M/s Jaypee Greens has neither any concern for their customers nor are willing to resolve their issues. The organization is only interested in pocketing its customers hardearned money with the help of cunningly designed 'Bookign Forms'. Through this complaint posting we, intend to - a. Once againt request the top management and Board of Directors to take note of state of affairs in their company and show genuine concern to its customer's voice. b. Warn the Commercial Directorate and Its Department of Legal Affairs of the company to stop exploiting its customers by citing terms and conditions of the 'Booking Form' which is absolutely one sided and seems to be designed to cheat the customers. c. Advise all prospective customers to beware of the intentions of M/s Jaypee Greens and must read the Booking form and its content very carefully before paying their hard earned money to the company. Action File Lawsuit in Consumer Court, Take up matter through print & electronic media. |

Drop the idea for Star court and I will retain Pavilon court. I will wait for few more months for jaypee Greater Noida. There will be a new launch in JP greater Noida facing lake. Looks interesting to me.
