Hi everybody,
Zohaib and seniors Ji I was looking at the thread which Zohaib started in Noida Column about Commercial office space in Alpha Commercial Belt. The minimum investment is 395 sq ft is 17 lakhs bsp in office space Please advice on the investment?????? I have 2 ready to move in shops in Ansal plaza also. Open for comments |

Zesty This is what i found on the builder website but discounts and all i wasnt able to find....... my broker in GNOIDA isnt that reliable and says that ground floor is sold out and there is no discount left nerdbook http://www.vardhmans.com/alfa-square/index.html |

I also dont know much abt the project beside the details given on the site. I also came to know that grnd floor is sold out. The other thing is that they have not even officially launched this project. do you know how much discount they are offering right now?

Saw the ad of this project on today's ht. The location is excellent. The elevation is also better than the previous projects on alpha commercial. Is the ground floor fully sold? I think this is the biggest commercial project in greater noida. Please confirm me the availability of shops on ground floor. Also I would request all seniors members to comment on the viability of this project.

i visited greater noida yesterday...this is TOPMOST location in greater noida.....by far its one of the best commercials in gnoida. Vardhaman is a builder who doesnt have a tainted record...this location is next to golf course....bang on metro route....on largest commercial belt of gnoida....fully developed area....next to institutes and walking distance from pari chowk. This project beats all other commercilas incl. Grand venezia in terms of location. till date the best located commercial in gnoida is nri city center mall on pari chowk...the only commercial next to pari chowk and direct cut from expressway.....but this project has an equally good location...but has good planned mixed development like hotel, office. but as i always say...success of commercial depends on leasing....and vardhaman is an experineced builder and if he has a good leasing plan then this project will be one of best in gnoida....so anyone wanting to invest in this.....check with vardhaman the leasing plan and whether he will hold some area to lease himself as anchors...which is most important

Hotel blocks are usually held back....thats not enough..in grand venezia...the builder is holding enough retail space as well to lease out to anchors themselves....At least 1,2 anchor stores or the food court area has to be held by builder.
Here is a live example...nri city center on pari chowk...the top located mall...has started gaining momentum now becoause Omaxe didnt sell the food court area before....its now bought by bikanerwala and daawat restaurant (who will make a pub, family restuatrant , disco, etc)....now had this area was also sold out to investors in 300/500 sq.ft blocks..this prject would have suffered. Investors screw up the project very badly while leasing...so any retail space the builder should hold on to at least 1,2 anchor stores and food court just hotel is NOT enough |

This question is regarding Vardhman Alpha Square.. I want to know how reliable this builder is and how good is it to put money into this project...
Also if anyone could tell me about the Studio Apartments that are being made by vardhman metropolis 2 and in Era I.T Square... I have seen Habitech studio apartments and i m impressed. But i do not understand the concept behind these studio appts and the lease that these people offer.. Plz do the needful by explaining |
