From Mayure Vihar Flyover to pari Chowk it takes 30 mins. Rest time taken from Rohini, you can easily calculate.

ANY COMMERCIAL will WORK ONLY IFthe builder is holding enough space to start of ANCHOR STORES in the commercial.
Alpha square has Top location but the builder is selling ALMOST everything...and this is a NEGATIVE Grand venezia...is approx 1.5 kms from Pari chowk...Alpha square is 300-400 mtrs from Pari chowk....but it DOESNT MATTER IN THIS CASE...... As GV builder is Holding on to a lot of space..and will probably sell the space AFTER ITS LEASED FOR LONG TERM TO BRANDS. GV is anyday better than Alpha UNTILL UNLESS YOU WANT TO RUN YOUR OWN OFFICE FROM THE PROJECT....Then you can opt for many Office spaces in alpha belt |

Livingnspace is one of the Primary brokers who have been working with Vardhman in their Alfa Square Project ...........
Construction is started full fledged and we will update photos soon of the same Basement Raft Foundation is being laid also the builder is making provision for the setting up of pillars........ 40% of the payment has been made due in CLP Plans of the project Some of the changes in the project are that a 4 storey car park is made available in the project for the building as well as a 2 tier basement park The hotel Chain is being retained and being leased out by vardhman at the moment and approx 70,000 sq ft of area is left for sale which includes office and retail. Other than This out of 60,000 sq ft area in the ground floor 15,000 sq ft area will be leased out by Vardhman on the Ground floor which includes the anchor store and 4 showroom spaces....... Vardhman has made plans to eliminate the 1st year maintenance of the building to promote end users to open shops in the complex for the the Ground Floor investors regards Livingnspace Last edited by livingnspace; 14-04-12 at 12:19 PM. |

LivingSpace...Since you are Channel Partner for Vardhaman...can you shed some light on the following....as I have Noticed during my last visit to the city...
Vardhaman Projects have Slowed down considerably 1. SNG Plaza...Work almost stoppped 2. There were rumours of Tata Ginger leasing studios in their project next to Sharda...But the work there is Stopped as well...infact hardly any progress in past 4-5 months 3. Their Mall near Sharda too has Bare Minumum Progress 4. Alpha Square was launched almost a Year Back....but its progress has been very slow also.. For Alpha Sqaure...It was rumoured that Car Showrooms will be a part of Anchor stores in this project..... But the Biggest Question Mark for leasing in this Commercial is that A large percentage of Area has been sold....and once again with Investor Involvement...how this mall will be able to actually open shops.... Ansal Plaza and NRI City Mall are 2 Live examples in Greater Noida which have shown that How Investors spoil commercial establishments |

So the project is actually slowed down and not stopped. How do we find out if the builder has got all the clearance from the concerned government bodies? Would appreciate if you could list important documents to check before venturing into investing commercial projects like this one? Thanks.

I have myself noticed over the past 4-5 months that each and every project of Vardhaman has Slowed down CONSIDERABLY
I am unaware of the reasons ...but i can tell you what I have seen till about 1 week back These are the projects of Vardhaman in Greater Noida - Alpha Square - Metropolis 2 - IT Park which included Metropolis 1, Mall and IT/Office space - SNG PLaza ALL OF THEM...have slowed down in a BIG WAY They were going at good speed till about 3rd quarter of 2011...after that...a Massive Drop in Construction speed Can anyone give an insight to this... |
