Default When Greater Noida is launching new residencial plot scheme

Hi,

I am thinking to buy a plot in greater noida. Is any idea when new residencial scheme is comming in near future.

Is is good to apply for GNDA new flat scheme in ETA-2 sector ? Is the rate offered by GNDA is resonable ?

Thumbs down rate appears to be high

The rates of new flat scheme of GNoida appear high. You can get similar rates or lower rates from flats by private builders in the vicinity.

It's better to invest in plots of Greater Noida instead of flats.As ther are lot of flats coming up in the city built by various builders n the occupancy is very less so there are very less chance of appreciation compared to plots. Above all GNoida authority has kept the rates to high as per location.

I am getting a resale option in ETA 2. Is it worth to get flat there?
Please suggest about the location advantages/disadvantages, living point of view.

Plot scheme will come in Greater Noida-Ph-2 in July-Aug after election which will take around 15 years to develop as per the past record of development of Greater Noida. Better to go for a plot/independent house in resale in omicron, XUs, MUs, etc. where independent houses (90, 120, 200, 250 sq.mtr) are available in very good prizes.

It is better to wait for new launches by authority rather than giving premium to plots alloted earlier

due to land acquisition/farmers issue... I dont see any new scheme is coming in next 1-2 years and at that time... authority will also increase allotment rate..

2008... allotment rate was 5500....
2009- allotment rate was 10500
2010-allotment rate was 11550
2010 end – allotment rate was 14550
2011- allotment rate is 16900

Now due to farmers issue and additional compensation and 10% develop land… rates will be increased further.
