Got a call from Godrej properties office by a female caller to "confirm" the official launch at the end of this month, of a single tower by the same name (Summit ) at the same place (104). Refused to give any other details on my asking the rate, discounts etc saying that she will forward these queries to her manager (was she from a call centre ??, I don't know). I was a bit rude to her regarding the delay though...

What is the expected rate for new Godrej launch in 104? Is 104 a good sector to invest?

As per the rumours floating around, rate would be around 5 -5.5 K . 104 is a poor sector PRESENTLY( kindly read threads on Godrej Summit and see google maps posted there). The area is low economic status type with village/slum etc nearby... But then that , IMHO, is the potential for appreciation of that place.( if it was already posh it would command a launch price equivalent to MG Road , is't it !! :Positive points other than that is-that it is actually inside Gurgaon(not Dharuhera/bhiwadi/outside Gurgaon), it is Godrej brand , it is near the highway, single tower -small project( so quickly finished), and has not yet caught the limelight/hype. Correct me if I'm mistaken .....

yes, all valid points. Althought 5.5k seems higher in 104 at the moment.

What sizes are expected?

FYIP...
I got a call from my broker and per him the rate for 2 days is 5300 PSF, and collecting cheque of 8+L which would be banked by 11th (i.e. this Tuesday), next installment of 8+L due within 60days post this, installments will begin at the start of construction.

Though I have not been to this sector but reading some of the post in this thread seems a little off for investment at this rate.

Hi. lets hope for the best because these guys seem to answer our queries very quickly and I am quite impressed with it ! Hopefully we hear from them soon !

I hope by now, all the serious investors would have got to know that Godrej did not entertain any group bookings....... as far as I know, its true. By this time all the cheques have been placed in office.

The launch rate is 5550 to be exact.
