Anuj, if your purpose of buying is only the investment then go in original booking. reason being it requires lesser amount and in a year you will only pay 25% of the whole amount i.e. around 15 lacs, and then you can exit with a good premium. Also, Investment is always good in soft launches.
Secondly, in a resale you would have to pay a lump sum of approx. 15 lacs in one single time. If I would be at your place I would go with original....

4K is company price, but discounts are always there.Fresh booking may come down to 3500 after discount. Just a guess.

exactly there are brokers in the market who have underwritten the units and they are ready to give higher discounts.
also there is one project coming in sector 104 of era only and demanding only 5 lacs as a booking amount and no payment until 3 months. And until then rates are going to be on a very higher side.. get premium and exit..

A friend visited site office yesterday. Location is good, project site is just 500mtrs from eway. He was told that ERA has got all approvals and few banks have also approved this project.

Can any investor provide some details regarding approval status? This project was launched 1 yr back but not much progress till now. If ERA starts making good progress, this project may deliver good appreciation.

I heard that it has got approval from sbi and lic. Otherwise, ERA is still giving a good appreciation.
