Hi Friends,
I also have a Unit in 1708 SqFt in Tower-G . Received the another Demand letter for 5L again before the last date of the Earlier payment. I am staying overseas ...I am not sure construction is also flying like Demand Letter or any fishy is there. Pls. advise. |

I confirmed from Anant raj that they are not charging service tax on the parking, it is not applicable on car parking so they have wrongly given high amount in demand, they told me that they will correct and recheck again

Hi Guys,
I am a new member to IRF and have been following this thread on ARM for few days. Was referred by a friend to get more info on ARM (planning to invest). But with so many things going around - loan disbursement issues, ARM non responsive employees, very frequent demands for installments etc... I am all the more confused now and contemplating on own investment plan. Need some help from you guys in making up my mind, below are points which you may consider while advising: Currently staying in Hyderabad, no short term plans to move back to NCR, plan to invest in home area, will choose 3BHK, Purpose : Investment but may be used by self once completed. Please let me know your thoughts on the below: 1. What is the current psft price in resale and direct booking? 2. When was this launched and what has been the appreciation since? 3. How is the construction progress so far? Regards, VB |

Don't get frightened just because you are hearing issues related to loan disbursement or ARM not responsive employees. It is part n parcel of Real estate and you'll find it everywhere.
I am not a very experienced person & have taken alot of input and help from this forum so this is my little contribution to the forum Very frequent demands means that they are doing construction at very good speed which is a very rare thing & we all should expect our flats to be delivered fast. On many occasions I have felt jittery and have criticised AR whole heartedly but I need to underline the work that has happened. See the vicinity and you'll realize why ARM is so much in demand Vs other established or new builders Coming to your points 1. 3 bhk is availalble in resale market around 3300 - 3500. Depends upon the urgency of seller & ur negotiation skills 2. If I am not wrong this project was launched at around Rs 2400 (Need to check) and subsequently at 2800 (When I booked) so appreciation till date is really good 3. ARM started work with their own money. Projects which were launched 2-3 years back are still doing excavation or are really lagging behind but they have completed construction till 2nd floor . I give them full marks on speed of construction. Can't say anything on quality of work at this point of time This just my POV n wud suggest you to do more research before putting your money ![]() Quote:

I second New Banda in this case. I was a novice when I put the money on the project. I did not do much research, except seeking advise from some helpfull seniors in this forum (that too after handing over the cheque to broker). I was just lucky!!
I know people who have booked Ansals fernhill around 2 years back by paying 35%. No doubt, appreciation happened without paying anything after that. But the project is yet to start. I rejected Parkwood westend & SKM cambrian forest since builders are new and BPTP Spacio (on resale) because of bad reputation of the builder. By seeing the fate of these projects (except Spacio), I feel I am very very lucky!!!! On the contrary, Maceos some of towers are reaching 5th floor. I am praying that they maintatin the same speed till the possession instead of delaying things after super structure is ready (read extracting lion's share of money from buyers ), which is a common practice. Yes, we cannot comment on the quality of construction unless we see the construction very closely, which is not possible now. They will not allow us to get closer/inside because of safety related issues. Loan disbursal issues are sorted out now, At least with AXIS & LIC as I have got the loan disbursed from Axis. BTW, the project was launched at 2545 as indicated in the first post of the thread.(need to check any further discounts were available or not) Quote:
