and add to it increased cost of flooring , wooden flooring , wiring , electrical boards and boxes , security systems , flooring of common areas , higher quality elevators etc .
In case of something like a presidia construction cost would be around 2200-2300 mark and in case of something like and M3M Golf estate it is going to be 2700-2800 to the minimum !!! |

When I constructed my home it was around 800 psf now it should be around 1200 psf - actually most of the money goes below the surface and ground floor is most expensive.
Depending on the how many floors you are constructing the cost would be proportional to that number. The optimum value to construction cost is achieved within 5 floors after that it again starts rising. Rohit PS : This is told by an engineer who manages real estate portfolio of some HNI |

Based on what I have heard and read on internet
Basic construction 10 floors = 900 psf Basic construction 16-25 floors = 1100 psf Best quality of construction with best luxury fittings including split AC, modular kitchens, wooden floors, best doors and windows, fans, lights, bathrooms = 2000 psf as the upper limit for normal limit. Max 2200 - 2500 for very complex architecture like IREO. Most "good" quality buildings (like Emaar MGF, Mahindra, Tata etc) wil be 1500 psf. Since most of the good quality buildings have high sf area, cost of fittings becomes progressively small as a proportion in the psf calculation. Main cost if cement, iron and bricks followed by fittings and flooring. Labour is a very small percentage of final cost psf, so not easily affected by wage inflation. Steel inflation is more of a problem (cement is stagnant anyway) |

The average is about 1200-1300, with decent specs. If u make yr. own house, say with 4 floors, the cost is approximately that . The higher u go, the cost somewhat increases, but the builders buy in bulk & that factor stand negated .
So 1200-1300, if u r not looking at pools, Jacuzzis, in all bathrooms in yr. house, not wanting Italian marble flooring costing above 300 psf & u don't mind the mid range of Jaguar fittings ( u r not the likes of going in for Toto, Maier, best of Kohler or Roco , Swarovski tubs & accessories), a budget of 1200-1300, looks good enough . |

yes manoj , with standard specs , it should be around 1300-1500 , and for luxury specs should be roughly 2200-2300 for ex presidia specs , and for likes of VV tallest tower and M3M (which is literally fully loaded ) it should be at least 2700-2800 psf Because nowadays there is extensive detailing of facades of building as well which are quite costly too , like grand arch shape would cost extra,to build a 65 storey building like VV the expenses and techniques to builds are more expensive , and nowadays there is trend of floor to ceiling glass doors and windows like in ireo projects and many more .

I think u r off the mark & high, by about 500/600 , M3M, will not be using Swarovski & the likes stuff . Modular Kitchens put in by builders r not the best of the branded one's , mostly it is in house developed Modular kitchens, which cost a fraction of the branded ones .
Not seen the luxury specs. of M3M or VV, though . |

For your Info..my friend works in IREO and as per him the cost varies from 1000-1800.... for various IREO projects ite between 1200-1800 psft.. |

Ishan Bhai, Kitchen/bathrooms r a small part ( though expensive part ) of the apartment . With the best of the equipments, resultant cost could be the kind of psf, u r talking about, for those areas . But if u distribute this, to the total apartment cost/psf, it would be, what i am talking about .
