Dear Friends
The rate at which I booked a flat at Crescent Parc Sector-92 Gurgaon was Rs. 1700 psf but on top of that I had to pay Rs. 150 psf extra as PLC for top floor with roof rights and Rs. 75 psf more as double PLC for park view & corner flat. Do you think paying so much extra as PLC makes sense and tomorrow when you want to sell the corner park facing top floor with roof rights, you can sell it as an USP of the flat?????? Plz reply |

Normally one pays PLC for 1st or second floor - these sell better.
Roof rights are meaningless because you cannot construct barsati in normal HF society rules - unless you are sure of goondagardi capabilities of yourself. Normally top floors are difficult or impossible to sell nowadays and they sell much cheaper than top minus one.

Thanks Venky! On the contrary it gets difficult to find the 4th floor flat in a S+4 structure with roof rights, I have been personally experiencing it many builders while dealing for the units as it gets sold out.
Also I want to check with you from your experience, whether the PLC for park facing and corner flat makes sense?? Every builder charges you separately for that. |

That means everybody plans to build on the roof.
It will have a DDA flat like ambience - chaotic with poor societies and fights. Not good for own living Park facing - I dont know about PLC. After flat is built, the price is not BSP but total price for the flat, nobody talks about the park facing separately, except as being a feature of the flat. People buy what they see - if your neighbor has an unwieldy structure on his roof (or a noisy dog) , it will lower your flat value Quote:
