Here is the link where you can find some direct deals, but I think direct deals could be much more expencive than deals from brokers.

Finwin told me that he will share the detailed steps and experiecne in resale once the deal finalized. I hope that will help a lot in understanding a resale deal.

Thanks for your inputs Manoja... SARE does not have anything left in low rise.

My budget is around 70-80L, holding horizon is long term, not immediately reqd. for own use but I do see that I might have to live in Ggn / Manesar sometime in future... so looking for something where i can myself move in...

I would really appreciate more insights from you.

shambhu.1976, u have a decent budget & u should have decent options available.

Would request u to scrawl the GGN part of the Forum & u would find many useful discussions .

It would be better to shortlist some projects yourself & then focus on them in the forum & for discussions .

Just be beware of the Brokers in the forum . Use the Forum, as a reference point to know about the perceived positives & negatives of projects, but use yr. own brain for the final analysis .

There r many Brokers in the forum & with going through them, u might end up paying more .

So the best would be to search the web for the Brokers & try the market . A bit of effort is involved, but u would save decent money .

There are no units left with builder for phase-III. I spoke to them few days back and they confirmed it. Resale price in Crecent parc is attractive and a real VFM...

Default Resale deal of 1180 sqft doubts

HI All

Please comment I am getting a resale deal for 1180 Sqft...
orginal booking :1997
Price asked: 2197 (thorough broker, includes commision)
\1st floor
PH: 3 ( transfer not open, will be done on Agreement to sell (ATS))

Questions
1) Is it safe to do transaction on ATS ?
2) What resale BSP can I expect in 18-24 months?

Please advice

Do no know how safe is ATS, but price looks on higher side. I think you should look for Phase1/2 for better deals than this.

I have given 50 K as token money for Crescent phase III and proerty dealer didnt tell me before that Transfer is still not open for crescent phase III... only ATS will be done.

Now I am stuck and confused what should I do?

senior members , pls comment ? Is ATS safe?

ATS needs to have an trusted Broker or somebody well known to both the parties, in between for better safety .

Since, u r stuck up now & the broker has already let u down by not informing on the facts, u need to be real careful on the documentation part . Better speak to a consultant, who is well versed .

I mentioned this many time earlier always keep builder in loop while purchasing in resale. These kind of information you should always confirm from builder office. Seller details, payments made/balance payments transfer policy and detailed procedure you should try confirming from builder and should avoid to rely on brokers for these type of important information.

011- 46585810 is SARE's Nehru place office number.
