New Construction, Good connectivity to CP and Gurgaon, adjacent to Airport, Planned township and above all ability to absorb black money in deals.

"black money in deals" - good one; most important factor for re-selling of Dwarka apartments at higher rates and subsequently the diversion of buyers with white money towards gurgaon and noida in newly launhed projects

Question

Yesterday, I made a visit in Bajghera road to know the developments of 10x sectors, the area looks like the same as it was in past 6 months. There are lot of temporary booths of developers beside the roads and most of them remain empty I didn't able to locate any visitors. The area is loosing its shine after huge prices rise by the builders.

I have discussed with the local property dealer who was in business from last 15 years of that area regarding the future potential and the best possible location for investment. According to him, lot of new projects has been launched but the best place to invest is in sector 11x despite the prices are higher however considering the closer proximity from Delhi and litigation free area makes it attractive. Intersection, of DEW and Bajghera roads also looks good and recently one project was launched there by Earth having some units still available on revised rates and also comparatively the prices are competitive from MM and Puri projects.

As far as the possibility of connecting the DEW between sector 10x and 11x where in-between crucial litigation of expressway falls he also not positive about that and surprisingly he revealed that during one visit of INLD leader Om Prakash Chutala gave assurance to residents of NPV that fate of DEW shall be re-consider if his party come back to power. Now, if litigation stretched for next 3-4 years and meanwhile state power shifted in hand of INLD than there are strong chances that this whole expressway might get scrapped. It is very important for the authority to resolved the matter at best earliest possible since the unauthorized construction are happening everywhere surrounding DEW and officers are in deep sleep and if they will not do anything on urgent basis to stop these construction than DEW shall remains the dream for forever.

It doesn't matter that prices are being appreciating but the thing does matter is that whether this trend shall continue or get reversed.

Default Assotech's first project in Gurgaon - Sector 99, Gurgaon

NEW DELHI: Sun-Apollo India Real Estate Fund has invested Rs 75 crore in Noida-based builder Assotech's first project in Gurgaon.

The fund will get a 49% shareholding in the 12-acre project Assotech Blith in sector 99, Gurgaon. "We are developing a mid-income residential project here on the northern peripheral road in Gurgoan," said Sanjeev Srivastva, managing director of Assotech group.

The deal was structured and facilitated by GenReal Property Advisers.

"Many Noida-based developers are now entering the Gurgaon market, especially the NPR, which not only offers growth potential but also an attractive entry point," says Prashant Kaura, director, GenReal Property Advisers

In the last few months, a number of Noida-based developers like ATS Infrastructure, The 3C Company and Earth Infrastructure have bought land or have signed joint development agreements in Gurgaon. ATS had recently bought a 14-acre plot of licenced land in Gurgaon's sector 109 for Rs 150 crore and 3C has signed a JDA with the Orris Infrastructure for a 47-acre plot in Gurgaon's sector 89.

While home sales in many parts of the country have been slow, developers in Gurgoan have seen brisk business. Compared to Noida, home sales here have been on an upswing. Between July and September 2011, home sales in Gurgaon were up 34% compared to the same quarter last year while sales in Noida were down 36%, according to property research firm PropEquity.

Private equity funds too have been active in Gurgaon. HDFC Portfolio Management Services had part-financed ATS Infrastructure's purchase of land in Gurgaon last year. Now, Sun Apollo has invested Rs 75 crore in Assotech's project. SUN-Apollo, a $ 630 million India dedicated real estate private equity fund, had recently picked up 49% stake in a Godrej Properties project in Gurgaon for Rs 45 crore.

The prices at Dwarka are artificially high - though sliding now. Currently there is a buyers drought and sellers flood. More than 30% houses are unoccupied and many societies waiting for allotment.

Please be understand that houses in kherki daula or some factories owners are not making much problem and most of the factory owners have already taken the compensation however still someone are asking more claim. In Kherki daula some houses are falling but still by negotiation the matter can be settled since they are not asking specific loation of alternate land.

The major trouble is in New Palam Vihar where about 300 big houses and many plots of residential colony (unauthorized) are falling on NPR alignment and they are demanding the compensation @80k per sqyd with plots in sector 110a and construction cost of houses with time period of min 2 years to vacate the land when alternate plots and compensation disbursed.

In this article not a single word revealed about that how the issue will resolved and how much time frame is required? This is useless article which in some intervals published by govt in news paper to keep alive of dwarka expressway. There are no chances of DEW become operational unless first this critical land litigation issued not get resolved.
