You are right... its dense... But at the same time USP of this project is villa type towers... Its something in between tall highrises and row houses... Now if Emaar gives lots of greens and also low rises, the next problem people would face would be "too expensive for this location.. not worth" ... So its not easy to please everyone... I would have personally loved little more spaces but looking at other positives, its not that bad..!

The big plus of Palm Hills is the amount of internal space wasted is minimal. 1950 sq foot apt at PH has cutting equivalent to many other builder's 2500-3000 sq foot apt, if you count the sq footage actually given inside the unit.

Of course, location will always remain awesome (since right on NH8).

24 acres project and so many towers, so that part is true, but should come out good overall.

This is not a high rise with 80 flats in one tower, where buyer pays for the same green grass tweaks everyone looks outside of the windows - that green is, apparently, much more cheaper than what the buyer charges for.

Agree, Emaar may be charging on the higher side for small patches, but its proportional to flats contributing to the green.

I thought the exact same thing for Park View Spa and Spa next (as Spa to me was on a narrow muddy road to get to the reception area in 2009 and Spa next was too remote next to village etc, according to many people).

Had I looked at these negative comments on PVS and PVSN, it would have become cause of big repentence for me, if I had not picked up Park View Spa and Spa next units. These are going 9000 and 6600 psft today and were launched at 3800 and 3000.

So, what you may consider jungle today, may not be jungle in 2 years. Thats why 2-3 years vision and horizon helps.

Tell me any reason Why one should not buy Era Skyville -Sec-68 with @3850-3900 rather than buying @4800 in Palm hills. Sohna road is already there & established itself. It will take another 5-7 years for the Pam hills location to come up at this level. Especially When SBI has started giving loan on this project. It is a much much better option & better ROI than Palm hills. This will be at 5000 level in few months. What say?

Sure. Why not. It all depends what you like.

But, I cannot comment on this, as I am not the correct person, as I do not know much about CHD, Today, Era type of builders and have never invested in these nor do I plan to.

I only have experience with Raheja, Bestech, Tata, Emaar Mgf (so far) on residential side and with Vatika and Unitech on the commercial side.

Is it green facing unit? From what I understand from the PH market dynamics and stats, the non-green facing are going in the range of 4700-4800 psft and green facings are going for 4900-5100 psft (plus PLC).
