Default GPL Eden HEIGHTS

Hi Everybody,


Could you please advise on GPL Eden heights ? Its available at BSP 3600 (minus broker's discount,4-5% I believe). It will be ready for posession in a year's time as per the sales dept and dealer. Area available is 2150 so total investment comes close to 85 lacs.

How is it as investment for a period of 2-3 years ? Are there any other options available ? How is Tulip projects as compared to GPL wrt construction & price ?

Why would you look to buy GPL at this point? I see simply no reason.

It's a small time builder. There is no road till the project. Even if possession is given in a year's time, it looks impossible that somebody can stay there. There are no other projects in the vicinity which would get completed before 3-4 years. So selling would be tough. Also selling such a big area apartment area will not be easy in that kind of area, infact any area. There is just not enough demand for 4+bkh apartments. You can even find reputed builders like Emaar unable to sell 4bhk in Palm Hills & Palm Terraces in highly sort after places like Golf Course Extension Road & NH8.

Also, you can probably get a Bestech Spa Next around 4100-4200, in Sec-67 in a small area & much sort after builder.

So looks like a clear no to me.

Please share your reasons why you are considering it.

My reasons for considering this:

A. Timely delivery and I am hoping that Unitech will build that part of extension road in one years time.
B. Its a small builder but construction is almost completed so dont see a risk there.
C. Price (close to 3450 after discounts) looks good and there will be good appreciation once that extn road is ready.

Yes you r right for sizes...its quite big and might be difficult to sell. Infact, I have planned to look for for unit size 1510 (2BR+s) as 2190 is bit out of my budget.

Ref. Bestech Spa Next, Is EDC/IDC included in price (4100-4200) ?

What other good options available (3BR) in Gurgaon in budget of 60L where construction has already started ?

I would agree with you that GPL is a decent buy at this price.
the place once delieverd would be liveable as its about 2 kms from the sohna rd projects like parsavnath,vatika and parkview. as for road you have to take the village raod till the sector road gets completed but its pucca and hopefully by the time its delivered the sector road should be in place.
plus the layout of appt is good.
an attractive buy at this price point. unitech is currently selling at 4550 just opposte.
yes 4bhks are not easy to sell but its a better investment then the tulips and spires of that area.

How is Tulip (Orange/White) as compared to GPL in terms of Price ?

Any projects Tulip has delivered so far ?

they are smaller sizes 1137/1326. last company price i think was 4000.
no projects by tulip so far. earliest delivery is of their sonepat project and then tulip petals at patoudi rd. both next year hopefully.

Default Eden Heights - worth buying

Hi Friends,

I went to sec-69 & 70 today saw all tulip projects, Eden, Unitech Vistas and Sunbreeze.

Among all projects Eden Heights is way ahead and can be completed in a year's time. Overall project also look good from inside. I am getting indicative pricing of 3350-3400 BSP in resale for 2BR/3BR. Out of which 600-700 BSP would be in cash for premium. 70% payment has gone for a CPL payment option.

All tulip projects except Violet are also available between 3400-3500 BSP. But except Orange (till 1st floor) and White (basement) not much construction has happened.

Vistas and sunbreeze are beyond 4000 BSP.

So somehow i feel Eden is a good buy in that region.

All builders and dealers are saying southern peripherial expressway will be ready by march 2011. In my worst case it should be done by dec 2011.

So by then i guess access to Eden will also be good and people may start living there after possession

What do you guys suggest ?

Any alternate view ?

Nitin I would concur with your assessment on GPL. its a better buy than Tulip.
I would not compare it to Unitech but overall its a good investment especially for end use.

Are u able to find any sign of road construction on your visit ? Unitech and DLF is suposed to build the SPR as per my information. What is the time frame they are mentioning about the road completion ?
And why do u think Tulip is not better than GPL ? (Except that GPL is 70% completed and priced lower) ???
What are the reasons for Tulip not being popular despite having better location and timely start of construction ?

no activity on road front status quo...
as for tulip the doubts are primarily for
1. promoters back ground not very inspiring. rifts between them earlier.
2. doubts about financial capability to deliver projects. too many projects going on at the same time.
