Gurgaon Master plan 2021 - Live in the present or dream about future.

The Draft Master Plan 2021 for 10 cities of Haryana, including of Gurgaon proposes integrated development of Gurgaon and Industrial Model Township (IMT), Manesar, bigger green buffers, spacious roads and arteries, earmarked entertainment, residential, commercial, institutional and industrial and transport zones in Gurgaon.

The new plan has been made keeping in view the degenerating basic amenities in Gurgaon. The planners have taken care not to compromise on basic amenities like roads for example. Besides, plans for construction of additional roads connecting Gurgaon to cities like Delhi; there are plans for widening up of the roads from 100m to 150 metres.

But the most crucial factor for the residents of Gurgaon remains that - at a time when the Gurgaon is compared to Singapore, just because of the dazzle created by the designer constructions, the basic infrastructure like roads and other basic amenities can be compared to a village.

Can Gurgaon become Singapore with more potholes than roads? Can a city evolve without proper infrastructure is the question to be answered and solved.....

It definitely can but the infrastructure has to improve which is getting better but the current scene in Gurgaon tells the picture, the roads within the city are horrible where you would find cows, buffaloes every 100 meters. The areas around the corporate establishments, malls and townships look great but when you turn the other side, what you see is lack of basic amenities with dust around..so these things have to improve.

Post DLF and Unitech competing..

Even the two big players in gurgaon are on their toes to make the gurgaon most happening place.... the DLF and the UNITECH are building structures that spell bound the visioner...

Default South Delhi driving the property demands in Gurgaon

Hello everyone!

I would like to bring an important piece of information to your notice regarding the reasons behind escalating property prices in Guragon......

South Delhi is acknowledged to be one of the best and most preferred places where real estate is still affordable to the middle and high class and steeply rising as well. However, it would not be wrong to say that an increase in movement of economic activities into this posh area has provided a boost to real estate development in Gurgaon.

Growing interest of multinationals and corporates to migrate from the prohibitive Central business district of Delhi to Gurgaon is also one of the reasons for the thrust of residential developments there.

Gurgaon has emerged as the chief commercial hub with quality and cheaper real estate prices.

Large corporates including British Airways, Du Pont, Fluor Daniel, British Gas, Thomas Cook, Seagram's, Gilette, Perfetti, Royal Sun & Alliance, Max New Life Insurance, Lucent Technologies, Silicon Graphics, IBM, Beckten Dickenson, Marconi, American Express, HTA, Nestle, Siemens, Rolls Royce, Svedala, etc have already moved to the fast flourishing city of Gurgaon.

Question Will it ensure a better living ?

I'd like to know about the present status of Gurgaon Master plan 2021.
Will it ensure a better living environment for the citizens?

Default Good and Bad Face of Gurgaon Master Plan 2021.

As a coin has two faces, Gurgaon Master Plan 2021 is somewhat like the same. Here, both good and bad go hand in hand. Let’s peep into the good information first….

Time for Gurgaon Citizens to Rejoice:

Gurgaon Master Plan 2021 envisages wider roads and allocation of more areas for residential, commercial, SEZ and other purposes. New roads are also on the agenda. There will be a 150-metre road linking Vasant Kunj, Mehrauli and Gurgaon and another 150-metre connecting Andheria More, Gurgaon, Faridabad and Delhi.

A 75-metre stretch will link Dwarka’s residential complex and Palam Vihar to Gurgaon and a 150-metre peripheral road for Gurgaon inter-city will run parallel to National Highway-8, till the toll plaza. Sector roads have been increased from 60 to 75 metre.

A half-a-km wide buffer will run from Dhanavaj village, adjacent to the railway line, towards Shikopur village near the NH. This stretch will be around 12-13 km long. Also on the agenda is a leisure valley.

According to the latest Gurgaon-Manesar plan, 58 more sectors will be developed in addition to the existing 57, taking the number of sectors to 115.

Time to View Some Important Concerns:

Gurgaon Citizens’ Council (GCC) has filed its objections to the draft proposal of Gurgaon-Manesar Urban Development Plan 2021 raising issues over:

Power Problem - The existing supply of electricity to Gurgaon is 366 MVA, whereas the present requirement is 1500 MVA. There is an urgent need to set up 220/66 KV sub-stations for efficient transmission of power in the city. There are at present only two 220 KV sub-stations in Gurgaon, whereas the requirement is for seven such sub-stations. There are at present only twelve 66 KV sub-stations in Gurgaon, whereas the requirement is for 19 such sub-stations.

Bad Road Structure - Mehrauli-Gurgaon Road is badly clogged as the 9 metres service roads have not been completed. The areas reserved for service roads have been encroached upon by builders. Almost all important roads in the city remain jammed throughout the day.

No Water Drains - There are virtually no storm water drains in new Gurgaon resulting in water-logging, damage to roads and traffic problems, particularly in the raining season, said the president.

Lack of Public Transport System - A public transport system in Gurgaon is virtually absent. No taxis or auto rickshaws ply in new Gurgaon and the bus service is skeletal. Citizens have to rely on personal transport, which is a very poor reflection on the state of affairs in the city.

No System for Rainwater Harvesting - There is hardly any system for rainwater harvesting, leading to severe depletion of ground water resources.

Finally yet Importantly:

Solid waste management, grievance cells in various departments, community and public utility sites such as cultural centres, cremation ground, etc are the need of the hour in the present Gurgaon. Gurgaon district presently has 12 lakh population which is expected to grow up to 37 lakh till 2020.

Apart from all issues and concerns, real estate in Gurgaon is booming. However, the authorities must take an effort to improve the infrastructure if they want to continue grabbing the attention of potential investors. After all, it’s their responsibility to make Gurgaon a place worth considering for investments.

Let's see if the government incorporates solutions to all these raised issues or not. If it does, then the plan will ensure the best living environment for citizens.

Preparing masterplan is a paperwork with the involvement of very few planners and experts from different fields, on the other hand actual execution at site requires lot of efforts, coordination with sincere commitment of many govenrment and private agncies (along with maukaparast and nalayak politicians).

At this present scenario of "chalta hai culture" it is very difficult to realise this dream.

Greetings

If finances are available in conjunction with political will and administration agility.. the best estimate is a delay by minimum 10 years..

If the current rates of progress are considered benchmark, I am afraid delays for complete execution of master plan may be double that period.

Through this forum a few bench marks can be deducted of past performance on projects of public significance by HUDA and Central agencies..

Metro delayed by 15 years (from conception to execution- we can also say it is too little too late)
National Highways delayed by 10 yrs plus (KMP currently is running behind schedule and likelyhood of getting completed will take another 5 yrs min)
Sector roads by Huda Min time taken is 5 yrs
Master Roads by Huda, min time taken is 5 Yrs
ROB (railway overbridges, min time taken is 5 yrs

Examples of a few jobs of HUDA are mentioned and discussed in another thread which I wish to reproduce here. (this is for doubting toms and those finding only negativity in logic and no reason) HUDA's Book fo Work
This can be improved by active cooperation by Cash Rich Gurgaon Municipal Corporation and Very Very Cash Rich HUDA!!

Strangely enough current Huda Administrator is the same gentleman who was in Faridabad. Faridabad also is a Municipal Corporation Just like GGN but could find 50000 homeseekers see investments worth 25000 turn into ghost city. No development has happened over the last 6 years of licences being granted to private developers there. The masterplan is delayed by 21 years now for Faridabad. Basic infra including sewerage, master roads, electricity supply, sector roads, Police stations, hospitals, Transportation for Neharpar Area doesnt find mention in the IMPORTANT Projects of Huda
Public discontent and dismay is at its highest and people are parading the roads dressed as jokers https://docs.google.com/document/d/1.../edit?hl=en_GB

Ray of hope is the Honble CM of Haryana who holds the departments of DTCP and Huda. He is one of the most educated CMs of Haryana and is not suffering from political pangs of pleasing the minority in his govt. MCG, if works in concert with HUDA, which are both cash rich can make it happen and even expedite. Policy for oustees by the state department is in place, Centers Land bill is a reality. What needs is a political will to do good for the masses and not only appeasement of farmers and political/builder nexus prevalant in the state
