Have not heard any negative about the builder so far....but yes...it is also true that the builder has not delivered yet any residential project.

Considering that the new launches are at sky rocketing prices...God knows where Gurgaon in heading!!!!

4500-4800(5000- discount) for a new launch ..in Q1 2013 should not be a bad bet...considering that the resale of other projects in Orris would be around 4200-4500 ...currently it is 3700-4000 ..

My PoV...feel free to disagree :-)

HI All

I gave cheques for 2 units in this project....here is the strange thing

Builder is not even willing to give stamp and sign on photocopy of cheque as recieving. Had loads of argument but the sales person was adamant that no one in gurgaon pre-launch does that....


I am all in for this project as

1) I consider Orris repo pretty decent
2) Carnation and other project is shaping nicely
3) builder has huge land bank in GGN and Noida...
4) Location ...kinda excellent as close to Deway,NH8 and future commercials...
5) Decent payment plan (with 10L I am already through with 15 %) , as per builder next demand wouldn't be before Feb 13....

But I am really concerned with them not giving any receiving...Although I did visit builder office...spoke to different people and brokers..all say they are not giving any recieving

Today I booked a 2bhk in spring homes.............seems to be decent option as it is on 135 mtr road....No payment to be made till next 7 months...i was told by broker that launch is expected at 6000 psf approx.........lets see???

Hi ,

Builder is following same theory as in Greenopolis project.........by 3C .

This is the new trend of gurgaon realestate market .
Marketing like ---L&T will construct the project ,green building concept.....etc.......

Investor enjoying this concept..........but end user will be in silent mode only.

I din not get a proper receipt for the project..........but company gave me a receipt for the cheque- meaning that they have received the cheque

I booked one 2bhk at 5000 INR. Any idea about the recent prices.

Could any body have blind guesss the resalte in Feb 13.

People bought in Gurgaon because South Delhi was expensive.
Then the shift came to areas near Manesar(or new Gurgaon) as the main gurgaon became too expensive.

At these rates; this area just looses the advantage of its basic USP.

In the present uncertain environment; flipping of properties on booking amounts is becoming extremely difficult.

Can you share what % broker discount did you finally get on this one and was this reflected on BSP or were you given a credit note... Thanks.

Is this a decent option as an investor; senior members can pl suggest as to what %age return can one expect with 10 L booking and exit planned before the next payment. Is it possible to make an exit from this project with some profit.
