Overall it is costing around 2200 for S-14 & approx 2300 for S+4.

I tried a lot but no success in getting any further discounts in this.

Possession date they are commiting 30 months, but the month count will start only after they will start constructing (Not from the date of booking/allotment).

As af today, they don't have full approvals in hand, That's the reason I mentioned "Risk is limited (10% of BSP) before starting construction". They havn't asked any further installments from Phase 1 customers & the same they are comminting for phase 2.

One +ve thing I noticed in this project is tranparancy & no false commitments. Also I haven't found any variations in wordings of different brokers/company employees.

all check deal's website says 2600 psf for edge towers. I'm not sure if its updated.
I like the location (while looking online map). Earlier spoke to a small time broker and he was very much against Ramprastha and only praises for Raheja. May be he wanted to sell just Raheja's project. But it just puts you off if someone tells you so much against a builder.
Has someone seen this sec 37D? How does it look in real life?

I am also trying to find out about this project..honestly i had never heard of d developer till a couple of days back...anyways....has anyone already invested in this and will it really take 5-7 years to generate decent returns here? I am also trying to find out about d dwarka-gurgaon expressway, but information is scant at this front. Also what about the metro?
I am plannin to go visit the site next weekend and hopefully get a better idea of the whole situation. The most lucrative part abt this project is the price, basic selling price of Rs. 2600 is pretty cheap for anywhere in gurgaon.

now if you see the map just around chd 21 in sec 71 there is a sewage treatment plant which will be operational shortly ..


hope you can imaging the amount of stench that will fill up this prime area with most upmarket properties of sohna road .. no dealer will tell this fact !!! i am amused ...


for your ref in gurgaon the other STP is in sec 9 .. see yourself the amount of development that has happened there ...


MORE METRO IN GURGAON

metro does not seem to be coming soon even... review the 3rd and 4th phase plan of DMRC below ... you will understand .. that means gurgaon will not see metro extension for another 10 years. as a benchmark DMRC using minimum 1 million population catchment to make the project feasable and NH8 etc will not have that population any time soon...


infact the current section in gurgaon was made for facilitating people movement in and out of gurgaon who work in offices around so metro going to residential places is a distant dream... dont buy that ...

Vasant Kunj Drops Off Metro Map, DMRC Prunes Phase-III Network: Number

Of Corridors, Routes Altered

Delhi Metro's Phase III is now going to span across 69.57 km as
against the earlier proposed length of 85 km. The number of corridors
has also been reduced from seven to six and the routes have been
partially altered.

According to the new plan, Vasant Kunj, Ghazipur, Shiv Vihar and

Yamuna Vihar will not be on the Metro map for now. The alterations
were made after Delhi Metro Rail Corporation (DMRC) prepared detailed
project reports (DPRs) for the new sections. The DPRs have been
submitted to the Delhi government for its final approval.

According to sources, the corridors for which DPRs have been submitted

to the government include a 25.66-km line from Anand Vihar to Dhaula
Kuan of which 12.52 km will run underground and the rest would be
elevated, a 12.40-km line from Mukundpur to Rajouri Garden of which
6.58 km will be underground, a 9.64-km-long line from Ashok Park to
Delhi Gate of which 5.28 km will be underground, a fully underground
section from Central Secretariat to Red Fort (6.8 km) and an elevated
extension of the existing Line 2 from Jehangirpuri to Badli (3.43 km).

A sixth section (11.64 km) is proposed from the existing Metro station

at Noida Sector 18 to Malviya Nagar via Kalindi Kunj.

Phase III will have 50 more Metro stations (29 underground, 20

elevated and one at grade) and a projected 18,85,796 commuters are
expected to use it by 2016 as per the DPRs. All the new stretches
except for the Line 2 extension from Jehangirpuri To Badli will come
up on standard gauge technology in keeping with international
standards.

The sections are not different from what had initially been proposed

by the Delhi Metro Rail Corporation in the original Metro masterplan
prepared for the capital with a 2021 deadline.

At that stage, the corporation had specified that the proposed

alignments were ``only indicative'' and the final alignment would be
decided once the DPRs are prepared for the new sections after carrying
out field surveys to determine actual conditions on site.

Only one section proposed earlier -- Shiv Vihar-Yamuna

Vihar-Seelampur-Yamuna Bank (11 kms) -- has reportedly been put on
hold for now.

There are minor changes in the rest of the sections. In the initial

plan, the Noida corridor was proposed to be 23 km long and was to
extend to NH-8 via Vasant Kunj. The corridor will now reportedly stop
at Malviya Nagar. Also, the Mukundpur-Rajouri Garden section was
earlier supposed to stop at Shivaji Park. But the length has been
increased by 1.4 km. The earlier proposed Ashok Park-New Delhi Railway
Station section has also extended by 2.6 kms to reach Delhi Gate.

The changes were made after the ground situations were analysed in

detail. ``We had carried out some surveys which indicated that there
were more areas where Metro would be viable. This had been stated in
the economic survey released by the government and conveyed to DMRC.
Some of the modifications are in tune with that. The exact alignments
given in the DPRs are being examined and more changes could be made if
the need arises. We are also looking at funding issues,'' said a
senior government official.

The government is reportedly approaching Delhi Development Authority

(DDA) to pay in part for the Metro since it is being felt that several
DDA colonies in the city have benefited from the Metro. After the
routes are approved by the government, they will be forwarded to GoM
for a final nod and funding will be worked out. Construction is
expected to start only after that. Phase III has a 2015 deadline.

The Masterplan is constantly under revision and since it was first

prepared, about 150 kms have been added to the Metro network which was
originally conceptualised.

Metro Master Plan 2021 Boon For NCR Towns In The Future

The DMRC's revised Delhi Metro Master Plan 2021 for NCR towns in phase
III and IV include Faridabad, Ghaziabad, Bahadurgarh,Nawada, Noida
(sector 62) and Kheri Khurd, besides Gurgaon. About 62 kms of metro
lines are planned in these NCR towns in the future.

Master Plan 2021 shows an 160 km expansion plan within Delhi in Phase

III and IV As per plans, the Metro line would be extended to Faridabad
from Badarpur border till YMCA Chowk in Phase III. The proposed
elevated 13.8 km line would have nine stations and would be ready by
2012. The 9.41-km-long Ghaziabad extension till Main Bus Stand,
4.88-km-long Bahadurgarh extension and 3-km long Nawada extension from
Gokulpuri border will come up in Phase III.

Phase IV has plans construct a six-m-long Ghazipur border-Noida

(sector 62) line and a 5.50-km-long Ajronda-Kheri Khurd line. The
total length in this phase will be around 11.50 km.HTC

I saw this post in Google.groups for Crescent Parc - Royal Greens _Gurgaon_Sector 92 . Does any one can confirm is this true????

I just have been to the site for the project: two things:
1.Approach: without the dwarka expressway it is crap.The road passes thru many villages and it is almost 4 km inside the hero honda chowk. when one comes from delhi the turnabout is almost 10 km ahead.

2. The expressway project has gone into doldrums as there is a stay in the court by the locals against the authorities, so expect a delay in the expressway.

someone pl convince me to enter the project...any takers?

I visited this site u have to take wrongside from rajeev chowk and then in service lane to honda chowk.
Once u visit u will dislike the sector location.
Ready to move flats are available at same rates in sector 10

I have also seen projects of 37C & 37D , whole area is surrounded by Basai Road, Pataudi road , it is adjacent to sector 10 , which is always busy with heavy loaded trucks as trucks come from Jhajjar to NH8 via hero honda chowk, sector 37C & 37 D location is very poor , even MANESAR is better than this becoz it has no future till DWARKA express will come in to pic which will not come before 2020, i think these project will never come in limelite in future, i hv done lots of research work when i was thinking to buy BPTP sector 37D (as it was only in my budget in gurgaon ) , but for investment in span of 3 to 5 yrs , i think existing Delhi Noida Greater Noida express way projects like (JP, 3C) will be much better than coming Dwarka express way, i think we shud go for best projects of Noida than Poor location projects of Gurgaon.

Agree, KMP FNG.

Manesar is a better location than 37D right now.

Price is less in 37 D though - Edge tower specifications are premium and available for 2800 psf whereas for 2800 psf in Manesar you are getting poorer quality.

For a long term hold of over 15 years, you can go for 37D since price is less and so returns will be more when this area develops as much as the rest of Gurgaon.

Hero Honda chowk problems will definitely get solved sooner or later since it is too acute a problem right now to be ignored.

Expressway might get built in Haryana part without problems - most of the land is acquired and leveled and some kind of road commecting Basai Road to NH8 will definitely come, even if connection to Dwarka land up in problems.

Again, OK for 15 years buy and hold strategy only - no quick returns in 37D is possible.

NOIDA price has come down to 2800 psf levels now in 137 (blossom) and JP. But same problems there - no immediate returns possible because of drastic oversupply. OK for 15 year buy and hold in NOIDA, quick flipping makes no sense.

Sohna road prices are already up a lot. Returns seem capped.

Probably, from investment point of view, timing is now against flat bookings. 2009 was the right time. Now in 2010, it doesnt seem a great idea any more, since price and supply are not condusive.
