Who are the approved Agents for this phase and how much discount can be expected on a fresh booking ?

I got my credit note encashed on time from Homeseek without much efforts, so can be trusted. Ask different dealers to bargain on the discount.

Homeseek is decent but a big lier....I struggled 3 months for my deposit reciept and then finally get from Builder, this is the case when I didn't ask a single cent discount from them.

thanks for your inputs but would like to take your advice,I am getting 1900sqft@2700 but my only fear is the launch of phase 4 impact,broker is saying party is genuine & has even given the appt no with tower but party is based outside delhi & will be visiting by this weekend.I dont know what impact if phase 4 if its launch before this deal as for now no paper work or exchange of money has taken only on verbal commitments,pls advice how to go about it or should i pay advance cheque for phase 4 instead of waiting for resale or pls suggest the launching date of ph 4.Do revert ASAP.

Ishan ,

Phase 4 is going to launch on Feb 10th and price they are quoting is 3200(Tentative) .I am not big real esate guy,but i can suggest you that if you give the token amount on afidavit signed by party only then you can stake claim otherwise if its verbal there is no use.I do not think this launch will immediately impact your deal but you never know if party knows that current price is higher 400+ then they can rethink it.

Only token money given on afidavit is best option,if broker is authorised to accept the money and he can sign on afidavit only then this is possible but i do not think any body autorize broker.

So wait for the party no other option OR go to party location with broker and give token money and get afidavit signed.

I met one of the underwriters , who are trying underwrite huge no. of units for Phase 4 , but he said, that Sare has told them , Phase 4 launch will take some further time, not on 10th feb.

I gave resale token money for a 1460 unit on low rise s+4 yesterday.

i am getting an offer of 2725/-for my 4 bhk size 1870 phase 3 .
experts pl advice whether to sell it or hold it...

If it was for short term then Don't wait... As per my understanding it is the best price for this size.
