Hi All,
Any more information on this project?How is this builder?where exactly this project is coming in sector 103?Is it worth going with this builder or not? How this promoter is related to Clarion group? |

Most customers are still waiting for the so called masterpiece Legend apartments in sector Sec 57, near the extended Golf Course Road by Clarion properties Ltd. The company collected the first installment from it's customers in 2005 and till to date has collected nearly 85% or more of the dues from most customers. Not even a single owner seems to have moved into the complex that appears not ready for living as construction is still going in most towers and apartments, where the lawns are not ready and stray dogs are going in and out of the complex. Here is a summary of how the builder has cheated customers during the last 5 years and frustrated so many of them that many have been forced to sell in the market and buy in to other projects at much higher rates? Not to mention that the builder charged huge transfer fees (perhaps illegal) running into lakhs to customers who sold their apartments before delivery, due to builder tardiness: Late delivery by up to 3 or more years without compensation and without clues when possession will be given. Actual apartments different from what was shown in the sample flat, replaced Italian marble flooring in the drawing and dining room by tiles (saved at least 2 lakhs per apartment), and other cheaper bathroom fittings, installed cheaper electrical fittings (lights, fans etc) , cheaper woodwork fittings (in the closets, kitchen), cheaper railings, improper size doors - thereby engaged in complete deception & in unfair trade practices. Super area has been increased while the net carpet area remains the same or is less. Slapped huge additional charges of up to 3.5 lakhs for a typical 4 bedroom apartment for this item alone in the possession letter being received by few. Builders sold space meant for parking on the ground floor and converted into apartments and further delaying the project. Builder is adding additional apartments on the top floors in some towers and further delaying the project. Buyers being slapped with additional electrical connection charges of up to 3 lakh rupees while the basic wiring is suppose to be included in the cost of the unit. Other builder have charged around Rs 35,000 for electrical connection charges in the past. Buyers being forced to pay one year maintenance in advance and large amounts for security (1.5 year) into maintenance company accounts whose security is not guaranteed. Club facilities, swimming pool, tennis and basket ball courts are not ready at the time of possession of the first so called ready apartments and yet being asked to pay huge amount for maintenance at the whopping rate of Rs 2.5 per sq foot, coming to around Rs 8000 per month for a 4 bedroom apartment measuring around 2900 sq ft without documentation / receipts / pro-rated expenses. Builder has slapped additional charges for administrative, miscellaneous fees, other fees totaling above one lakh that were not documented in the agreement in the possession letter. Buyers being made to pay additional registration charges costing additional several lakhs, since the circles rates have gone up due to builder tardiness. Currently lawsuit is pending in the national consumer courts against Clarion Builders for the Gurgaon "Legend" project in Sector 57 for delaying by up to 3 years and not paying late delivery payments, not constructing as per sample flat shown and for other exorbitant charges being slapped in the possession letter being received by few that were not documented in the agreement. Thanks MANOJa for your detailed information about this builder.Now there is no question of even thinking about this property. I am new to this forum & interested in some investment on Dwarka Expressway projects but most of the builders in this are are not known??
Tashee has a very good location but builder is unknown & there are a lot of negative posting about this builder. I am getting a 3BHK in Tashee 3250.But I am not getting much confidence about this builder. Others are mostly sold out or very expensive. Can you please suggest me which are the other project,I should look for.I want something in original booking & budget is around 50 lacs. Thanks. |

Nothing really great on the D e way currently . U have Mahindra Aura, IB Centrum & a few projects of Raheja's, but all have issues ( see their respective threads ) . With the rest of the builders currently available, safety of yr. investment is an issue .
It could be better to wait, till u have better options, unless u have a huge risk taking appetite . |

Aa ha isnt the clarion the same builder who built Maple heights and Maple crescents behind Gold Souk. Ab togirne ki haalat me hai, not sure will survive beyond 2020.
Pipe fitting done outside the outer wall, leakage eating steel and cement coming out. Rusting and broken fitting also need frequent maintenance. I thought Clarion is closed, so coming up with new project. If construction of good quality these apartments should be commanding 85Lakh plus. Just due to location there price is around 55 L. I noticed few owners live most rented out. owners are happy to collect 25k rent chaque and tenants think will move after 1 or 2 years witout going into basement parking to check leakage which eating entire foundation. |
