SEZ is not a biggest selling point its the litigation free access to NH-8, proximity to most habitable area along Northern Peripheral Road (NPR) and future connectivity to Delhi, Manesar and beyond through NPR and NH-8, SEZ is just one of the points like so many others. Gurri bhai what do you think that SEZ land will be used by very few locals for buffalo grazing, come-on man, to get the land from farmers is a big deal now a day. The greedy government has a huge land bank; they are definitely going to sell major portion to big fishes if SEZ is abandoned. Even if farmers are protesting for government land they are not legally entitled to get their land back and also they are not going for farming on that land they only want is more money which is a distant dream in Haryana.


2. Metro Line - Already was highly unlikely now looks totally impossible
3. DEWay - No better than a sector road and that too incomplete

Whatever the development will take place on & along NPR in near future, you will never find anywhere in India (If you came to know please enlighten me), a huge corridor of 210 meter wide reserved only for transportation development purpose. Transportation proposals like BRT, LRT, Metro rails etc are based on future traffic projections, just go through the projected development along Northern Peripheral Road only then you came to know the importance of NPR/Dwarka Expressway. In future planners will not left with any other choice but to propose metro or other means of transportation on Northern Peripheral Road. To understand how the government infrastructural projects are completed you have to understand the Indian administrative work culture.

210 meters wide reserved corridor was a mistakenly taken excellent & wise decision of our planners under government pressure or influence for the benefit of upcoming SEZ and townships. It doesn’t matter whether SEZ will materialized or not but the townships and societies along NPR will always be benefitted from this facility.

To add to the above existing problems galore:
1. Sewerage Treatment Plant
2. Slaughter House

Visit the sector-37 site and see the distance of STP from there BTW STP doesn’t means you will see a floating sewage in an open tanks. STP is too far from Ramprastha City.
Same with proximity of slaughter house from habitable area. If you have any information about proposed location of slaughter house please share the same. Last I heard that slaughter house is being planned near KMP expressway due to logistic advantage but I was not convinced by the word of that sarkari insider.

3. Poor Access to Gurgaon's nicest place due to closeness of manufacturing industries

I couldn’t get you; we used travel by road to reach our destinations, how come we enter the manufacturing zones. Do you mean to say that short-cuts are not viable through these manufacturing zones?

4. Low income area

I don’t know much about it; what I know that thousands of investors and NRIs who are putting their money in these big non-resalable apartments are not under low income group.

5. Huge distance from everything in Gurgaon

Nobody wants Mall of India or Ambi mall in front of their society better they are few kilometers away.

I don’t think Gurgaon’s largest Sadar Bazaar and Fresh Vegetable market are useless.BTW there are plenty of proposed commercial areas along Northern Peripheral Road and if you think that they will remain gulli danda ground then I can’t help you.

Don't guess Gurri Bhai this is not an objective type examination, Ramprastha is still one of best available option in a mid to long term horizon period with a basic rate of Rs. 3500 to Rs. 4500 along NPR along with many other good projects with less densely planned societies of Gurgaon.

Again last but not least, FYI Resale in Ramprastha was already allowed from January 1st 2012 for some project but you will find very few resellers.
क्या बात है गुर्री भाई कहा चले गए फिर सेक्टर-37 और Northen Peripheral Road की बुराई करके, किसने कहा की Resale होने से लोग परेशांन है, मुझे नहीं लगता की Investment करने से पहले लोगो को मालूम नहीं था की Possession से पहले resale allow नहीं होगी !!!

Resale allow हो चुकी है मेरे भाई !!!

As per me the sez cancellation is not such a big set back as plaid out to be , reliace are smart people they would have used atlest half of the area for residential use anyhow and sez would have been self sufficcient in terms of housing so its not that bad either.

Hi Ishani,
Abandonment of SEZ is still not finalized yet and cus of Reliance owners ultimatum the segregation & development of GGN sectors came into picture, you don't need to worry cus prices of property has nothing to do with SEZ and even if it won't come than HUDA may implant few more sectors instead, so cherish with your investment.

Dwarka Expressway investors, it will fetch rates similar to Noida extention now
2500 per sq feet..or maybe 3000 or max 3500

arrey kya bat kar rahe ho 1600 jaega or negotiate karoge to 1400 noida extension, rajnagar extension, crossing republic sabko beat kar dega
