About the -location
- It is no on dway
- It is not on Multipurpose State Road,
- It is not on or near NH8
- Not touching Commercial sector 88
- Not near SEZ/Industrial exposition
- Not near proposed MRTS/ISBT
- Not near any 5 star hotel like many other 8x, PG/PH types

Even if it would have been on Pataudi Road, one could have argued that yes it would have good access to KMP and dwarka expressway in future. Which Tulip petals has and is quoting 4000-4500 (itink) and ph 1 near possession???

The residents of Mayfield had to rent a transformer by pooling in money.

If you want to be in a similar situation. Feel free to invest in SS group.

Thanks Blessu for your view on this project. I am not justifying anything for SS Group. I am just looking to invest so just clarifying. The comparison with unitech was just on ground of delayed delivery and loading part. i was not aware of quality issues.
Comparing it with unitech on grounds of balance sheet , profatibility is with work for share holders and not the home owners. Floor plan , Master plan , location is out and is available on net.
What exact problems are being faced by hibiscus 1 owners other than delayed delivery and loading.
Well the only points that moved me for hibiscus was the ultra luxurious facilities as per their master plan , Floor plan looks good , its just on 60 mtr + 12 mtrs service road.

Can you please guide on some other projects in that area which are expected to be ultra luxurious so that we can compare.

Moreover few of the things are choice specific like I would hate to have a house which is -

on any major road or express way
very near to facilities like bus stand
very near to industrial zone

Yes its very probable that profit on other investments which are very close to expressways and industrial zones turns out to me more profitable but its not always true. Best example is Golf Course and GCR Ext Road .

If there is any Broker who is giving dealer discount on ultra luxurious projects in 85 and 89 ( hibiscus , 3c , bestech , oric ) please let me know.

SS GROUP is trying to go for image make-over.

today's (13th JULY) TOI has a Full Page AD.

They deleted any mention of MAYFAIR GARDENS.

SS GROUP needs to be upfront, and clear their names in that project rather than trying to avoid Issue.

Being a Unit Holder in HIBISCUS 1, I am really concerned about the Negative publicity.

Just hope these SS group guys read the posts on IREF.

Few years back nobody knew golf course road .. and MG road and NH 8 sectors comanded better value due to closeness to Expressway , ISBT and Industries too .. all udyog vihars n all ... Why Golf course now command better valuation ?? My point was that closeness to industries , highway doesnt necessarily leads to valuation .. it depends on the quality of life that the area will offer ... and that will come along with the development only ... master plan doesn't guarantee that .. Whats there is sector 93 in noida , what other sector lacks .. the only thing the quality of projects there .. Sector 85 and 89 are coming with most of the ultra luxurious projects like 3C , Orris , Bestech ..

Few More updates after visiting the site -

1. Hibiscus 2 is not he final name. As per few dealers , the name if just to create hype.Though it is planned to be a ultra luxurious project but very likely the name wont be hibiscus. Hibiscus is being planned on NH -8.
2. Its on intersection of 60mtr and 15 mtr road.
3. Its on 60 mtr road connecting Dwarka Expressway and Manesar.
4. Most of the land around belong to high end builders ( Oris , DLF , 3C )
5. Its just next to Oris Spring Home.
6. In Pre Launch , only 4 towers have been put for offer.
7. The property is not hot and 3-4 % dealer discount is being given on pre launch price.
