Got to know that Tower A got approved by HDFC and other towers are already under process. Expected to be done in 2 weeks time.

Looks like signing the BBA is roughly a month away...

Are other banks: SBI, ICICI, PNB, etc also approving the project ?

Hi All,

I am new to this forum, I am planning to invest in Winter Hills Sector 77 as there are still some units available.
Have few queries:
1. Price offered now is 4800, how much discount should I expect from the broker if I negotiate as he is saying 2% as of now?
2. What are the growth prospects for this Project as I am buying purely for investment?
3. I am planning to buy east facing 3 bhk apartment, should I buy one with servant quarter or it doesn't make any difference at the time of resale,basically I am trying to understand what is general trend and which one will be easier to sell and will give growth?
4. Are there any other new & good Projects you would recommend in similar price range?

I would really appreciate the feedback from you all to take the right decision. Thanks.

I think, for investment purpose, its better to purchase 2bhk, park facing, middle floor...

There must be options available in resale as that will save you easily Rs. 300-350 psqft, if you are comfortable with resale which will involve some B component.

That's quite strange that only one of the towers is approved...I always thought that whole project gets approved instead of specific towers.

Will speak to HDFC officials tomorrow to confirm this.

Not sure if resale is open but if you are comfortable with resale, you should be able to get a 3bhk at 4300-4350 psqft, may be some of the bloggers will be selling their units so you will save on brokerage.

Question

Got to know from falgun77 that approximately by 10th April, we all might get the BBA sign up request letters and along with it the demand for next installment.

It would be great if people can share their views on these...

As per the payment schedule the next installment has to be of 5% of BSP for G+17 tower timed for excavation.
a. Has anyone visited the construction site and verified for the progress of the project?
b. Can UMANG people ask for the next installment (which is at most 5% + ST) even if the excavation has not started?
c. Was curious to know if the project has become bankable by any of the banks, majorly: HDFC, SBI, ICICI ? Would the bank-ability be tower-wise b'coz somebody mentioned that Tower A has been passed by HDFC bank.

All inputs are welcome.

Information given above was recd from Umang sales team.

Excavation had started few weeks ago, so they can ask for 5%..
