The Res sales index shows no movement in the fourth quarter compared to the third quarter in the last fiscal. Especially, Hyderabad continues to underperform in terms of sales.The real-estate industry in Hyderabad is replicating the same scenario of lacklustre sales as of the Mumbai market during the fourth quarter ended in March 2010. The most astonishing fact is there is no movement in Res (Real-Estate Sensitivity Index) sales index in Q4FY09-10 compared to Q3FY09-10.Res data released by Liases Foras (a real-estate research firm) shows that the sales index has remained flat at 11 during the Q4FY10 compared with the previous quarter. Earlier, Moneylife had reported that developers in Hyderabad were offering huge discounts to sell off their ready possession properties (during Q2FY09-10) due to fall in demand. But now the condition has worsened.

Default Citizens voice concern over Hyderabad metro rail project

Hyderabad, Dec. 29:
Citizen for Better Public Transport in Hyderabad today expressed concern about large-scale land acquisition and disruption of normal work along National Highway 9 during the construction of the Hyderabad Metro Rail Ltd.
Dr C. Ramachandriah, Convenor of the organisation, said if the memorandum of understanding entered between HMRL and the Union Transport Ministry is implemented, this would cause wide-spread disruption to the people and their property along the NH corridor. He felt it would be better to scrap the project and manage by investing in cheaper and equally efficient alternatives such as the Multi-Modal Transport System and strengthening bus services. The MMTS requires few hundred crores versus Rs 14,000 crore for the metro project. He said about 677 properties will be acquired along the corridor.
HMRL, which is developing one of the three corridors on the NH -9 plans to set up 27 elevated stations along the 28.27-km-long stretch. This is part of the arrangement entered into between the developers and the Ministry of Road Transport and Highways.
Being developed by the concessionaire L&T Ltd., the metro rail will follow the centreline of the existing NH-9 along the median but preferably in the centre of the Right of Way (RoW) to maintain equal distribution of land on either side.
According to the agreement, elevated metro stations will be constructed clear of the NH RoW and shall be supported by piers located in the central median and either side of the footpaths. The effort would be to minimise obstruction to the flow of NH traffic during the construction phase of the metro project.
It is proposed to widen the NH-9 through demolition of required number of Government and private properties to ensure there is RoW as per the revised master plan approved by the Government. Additional lanes would be developed to maintain pathway either side.
HMRL states that none of the proposed flyovers will be constructed parallel to the metro rail viaduct. No additional properties would be acquired as some people feel.

Default Hyderabad realty in consolidation mode

The year 2012 has begun on a promising note with new projects being announced, a relatively stable political environment without much sign of a stir for the separate Statehood of Telangana, and a successful CII Partnership Summit, which was witness to the assurance of huge investment proposals. Builders hope these would create good vibes for the sector.
The Hyderabad real estate market continues to consolidate after entering the new year, with prices still at three-year lows. Builders across segments, luxury housing, middle-income and affordable housing, believe that the market sentiment shows that it is still a buyer's market.
ROBUST GROWTH

The General Manager of Ramky Estates, Mr Patnaik D. R., told Business Line that demand has shot up in most major cities of the State, barring Hyderabad. Visakhapatnam, for instance, has shown a robust growth and prices too have firmed up there. The situation continues to be stable in Hyderabad.
Several developers have announced new projects in the past few weeks, showing a good sentiment spilling onto 2012. PEBL, a venture that is developing a large project with L&T as construction partner, has announced a project close to the IT hub; Mahindra Lifespaces, one of the top real estate developers, announced a new project, and a few others are close to firming up new ventures.
Many of the developers are also looking at the affordable housing segment, where there is relative demand-supply mismatch.
Mr P. V. Ravindra Kumar, Chief Executive Officer of Vasathi Housing Ltd, said that the company is looking at not only expanding their new venture Vasathi Housing project, but also setting up projects in Bangalore and Chennai. There is good business environment in real estate lately. “Any project that is strategically positioned, with right price offering, will be successful,” he said.
The Managing Director and CEO of Mahindra Lifespace Developers Ltd, Ms Anita Arjundas, earlier during the month, announced their entry into Hyderabad, with a one million square-foot, Rs 250-crore housing project. She said “for a corporate entity focussing on the real estate market in several States of the country, we continue to invest in new projects unmindful of the slowdown, factoring the business cycle of ups and downs.”
“In fact, we continue to study the market keenly and are close to finalising plans for affordable housing ventures, where there is demand. This is a promising area, and the company hopes to enter this by next year, beginning with a focus on markets such as Maharashtra,” she said.
BUOYANT MARKET

During a meet hosted by the Confederation of Real Estate Developers Association of India (CREDAI) here recently, Mr G. Yoganand, Managing Director of Manjeera Constructions, said the real estate market in Hyderabad is on course again, particularly in the core city areas. The shortage of housing units in the core city areas is resulting in increasing demand in peripheral areas, which are well-connected.
Mr Yoganand, who is the President of CREDAI, AP, quoted consulting firms Jones Lang Lasalle and Knight Frank and their reports to suggest that the real estate prices will go up during the year.
Mr Prem Kumar, President of Andhra Pradesh Real Estate Developers Association (APREDA), said the realty market continues to look buoyant from November last. The agitation-related issues have settled down, the Partnership Summit ended on a very good note and the number of enquiries is going up.
The prices are also likely to firm up as input costs have gone up. The GO No 45 continues to be a matter of concern, as it has stalled some of the large projects. The GO seeks to provide for housing for weaker sections, as mandated by the Government, through the order. In the current form, builders are opposed to this move, the builders association felt.
The real estate developers have appealed to the State Government, requesting it to rework the order and make it more practical. Any delay in resolving this would hold back some of the projects on the verge of being launched, Mr Prem Kumar said.
Mr Patnaik felt that several projects are close to being announced by not only Ramky Estates, but also some other developers in Hyderabad and other major cities of the state including Visakhapatnam, which has seen good momentum lately, due to the announcement of infrastructure projects coming up.
Mr Prem Kumar, quoting recent property shows and the growing number of enquiries for new projects, says that the end-user is hunting for property once again and this will translate into good numbers.

Default ‘Hyderabad metro project work to be expedited'

With more than 90 per cent of the 71.6-km-long Hyderabad metro rail project right of way ready for implementation, the developers L&T are set to accelerate the project implementation, according to its Managing Director, Mr N.V.S. Reddy.
Even land acquisition for the terminal station depots is being tackled. Already the land at Uppal has been acquired and handed over to the developer and part of the land also provided for AP Transco to set up a dedicated 220 kV sub-station for the metro rail project at Uppal junction.
Speaking to presspersons during a tour of some of the facilities being set up by the developer, Mr Reddy said property acquisition along some of the busy road stretches is also being handled carefully by the Government. With a compensation of about Rs 45,000 per sq yard for the land acquired, most of the owners are coming forward. But the tenants and hawkers are posing problems.
Mr Reddy said that in the phase one, it is proposed to take up two stretches. One is a 8-km-long track between Nagole and Mettuguda and another a 12 km-long route between Miyapur and Ameerpet. “We expect to complete this by 2014 end. And rest of the project is likely to be completed within five years,” he said.
As a part of corporate social responsibility, a tree plantation drive of over one lakh saplings has been taken up engaging BITS Pilani.

Default PM to lay foundation stone for metro rail on Feb 4

The State machinery got busy today to make arrangements for the visit of Prime Minister, Dr Manmohan Singh, on February 4, to give a push to two mega projects — the L&T implemented Hyderabad Metro Rail Project and Rajiv Yuva Kiranalu.
The Chief Minister, Mr N. Kiran Kumar Reddy, along with ministers and government officials inspected the Gachibowli main stadium for “Rajiv Yuva Kiranalu” function and the proposed site for the “Hyderabad Metro Rail Project” near NIFT, Madhapur.
In an ambitious initiative, the Prime Minister is expected to participate as chief guest in the programme for the issue of one lakh appointment orders under “Rajiv Yuva Kiranalu”. The Kiran Kumar Reddy Government has committed to provide 15 lakh jobs in the private sector to the unemployed youth in the coming three years.
The Chief Minister visited the site identified where the Prime Minister will lay the foundation stone for the delayed Rs 14,132-crore Hyderabad Metro Rail Project. The project, which will have three high-density traffic corridors (71.16 km), will be taken up in Phase-I, Miyapur-LB Nagar (28.87 km; 27 stations) within 45 minutes (1 hour 44 minutes by road), Secunderabad-Falaknuma (14.78 km; 16 stations) within 22 minutes (1 hour 10 minutes by road), Nagole-Shilparamam (27.51 km; 23 stations) within 39 minutes (1 hour 26 minutes by road).
An international MRTS consultancy major, Louis Berger, is the Independent Engineer for the Project AECOM, another international consultancy major, is the General Consultant (GC) for Concessionaire, while L&T is the main project implementer.

Default Tax on vacant land to be reduced

With property owners not coming forward to pay tax on their open plots, the Greater Hyderabad Municipal Corporation (GHMC) is contemplating to reduce vacant land tax (VLT).
As per the GHMC Act, 0.5% of registration value is being collected as vacant land tax by the corporation. After a building is constructed on the plot, the owner will have to pay property tax based on assessment.
As collection of VLT was not even crossing Rs one crore and based on suggestions from the standing committee members, the GHMC is contemplating to decrease the tax from the current 0.50 to 0.25%. However, the municipal administration and urban development (MA&UD) department has to amend the GHMC Act for making this possible.
“Since the state government has been increasing land value every six months, land registration values, especially in the surrounding circles, have also increased in the past few years,” Hafeezpet corporator V Jagadishwar Goud said.
Incidentally, there are less than 100 vacant land tax payers in the GHMC records. GHMC officials said till September, 2011, the corporation had collected only Rs three lakh against its original estimation of Rs 30 crore. Now in the revised budget estimations for the 2011-12 financial year, the corporation made it to Rs 5 crore as they have time till March 31, 2012 and most property owners pay their dues in the last two months. For the 2012-13 budget estimates, the corporation has pegged VLT at only Rs six crore. Earlier for the 2010-11 financial year, the GHMC had set a target of Rs 10.26 crore towards VLT, but it could realize only Rs 93 lakh.
“The GHMC has no proper data on vacant land in the corporation limits as there is no department to monitor open land. Also, establishing ownership of the land is another problem to serve notices. As of now, the GHMC is collecting VLT from owners who seek building permissions,” a senior official of the corporation told STOI.
“If the VLT is reduced, owners may voluntarily come forward to pay tax to the corporation,” Kukatpally corporator and standing committee member G Vengal Rao said.
