Hi Sanjana,
do you know Hyderabad real estate prices are on a roll. In prime areas, apartments go for anywhere from Rs. 2,800 to Rs. 3,500 per sq.ft a significant increase from even a year ago. According to one real estate source, real estate prices have increased by 10% every week for the last three months.

You will surely be amused and bemused.
Here's a news extract for you and many others contemplating investments in Hyderabad.

Indian Real Estate News reports the nature of demand has also shifted, with discerning clients seeking facilities such as a club house, swimming pool, and security. Gated communities are in great demand. An independent house in an upmarket area can go for between Rs. 1.5 crore ($328,000) to 3.5 crore ($766,300) while a flat would cost close to Rs.75 lakhs ($164,200).

The IT boom in Hyderabad is driving demand. Almost 50% of buyers are from the IT sector. The IT boom shows no sign of letting up with reports of a 1,500 acre IT park in Secunderabad.

Hyderabad is also a city in the midst of a much-needed makeover. The city is to see major infrastructure projects including an Outer Ring Road, an elevated expressway from the airport to the city, a new bus terminal and two new townships. The Hyderabad Urban Development Authority (HUDA) plans to develop these projects on a private-public partnership basis.

The city is also to see work on a new metro beginning by end of the year or early 2007. The first phase will be 66-km long and is targeted for completion in 2010.

With strong infrastructure development and continued IT-led demand growth, expect property prices to stay on an upswing

The 220 crore project will have 44 signature Spanish casas, villas, palacios and quintas spread over 50 acres. Each villa will be built on atleast half an acre of land and will meet the increasing demand for space and luxury.

The price range of these exclusive villas starts from Rs 4.5 crore and the most expensive villa is priced at Rs 14 crore. The project was inspired by a survey conducted by Bangalore-based Asipac project, which revealed that nearly 600 people in Hyderabad want to buy homes priced over Rs 3 crore.

The developers claim that the rising cost of land in Hyderabad will ensure that the prices of the villas appreciate by atleast three times in the next five years making it an attractive investment option as well in Hyderabad.

Cool I am the taker...

there are obviously takers for these property else they wont have got the quote they hold.. 14 crores is not a small anount but the investment counts to the property ehich makes it worth to spend upon...

You are right. Definitely it is obvious that there are takers.
With growing economy and disposable income opportunities, the trend is here to stay.
