Default How to find if there is any legal issues on a property

Hi All,

I bought a piece of residential land in 2006. Last week I got a legal notice from a lawyer stating that the land I bought is under litigation and the case is pending in high court. He also stated that the sale deed is invalid.

My questions are:

1. Is there a way to find out if the property is having any legal issues before buying?
2. In my case, what are my options I have now?
3. Is the sale deed really invalid?

Any help regarding my issue will be greatly appreciated.

Default Title Search Report

One document which is absolutely critical in establishing a clear line of ownership is the Title Search Report. This is typically done by a lawyer. They examine history of the land in question going back 30 years, or in some cases 60-70 years. At the end there is a Certificate that the lawyer issues stating that the title of the land is clear.

This is absolutely critical. Further, before doing a Sale Deed it is again important to verify that there have been no changes in the 7/12 after the TSR.

Further, the land may fall in different zones or may be falling under reservation. This information is only available at the District level or one level below. Again a competent Property lawyer will have the network necessary to figure all this out.

I can't answer the question about "which sale deed is invalid" - sorry! All of above was frm my experience, I'm not a professional in this field. Hope this helps!
