Default Mutation

What are the legal consequences of not doing mutation? Can the Authorities seal a property if mutation for it is not yet done?

Hi A Banerji
It is always preferred to finish the formalities to get mutation entries done in official records. Whenever someone buys a land, mutation entry is a proof of ownership of that land. Mutation is the main entry needed in Government official records.
If your own a land and mutation entry is not updated officially the owner of land is not clear. This can create legal complications in future in case you want to sell property, or want to take any loans, like home loan. Because mutation entries show previous owner as the owner of property.

It is better to get this done as soon as you purchase property.

No authorities can seal properties even though mutation entry is not done. They will first do enquiry for the causes of delay in finishing mutation entry formalities.

If you buy a plot in an approved colony developed by a private developer after acquiring the farmland, is your title clear after the registration of property is done by developer in your name at the registrar's office or mutation/any other formality is still required to be done?
