Can anyone guide me as to how a co-owned apartments ownership in Mumbai (husband and wife owned) be transferred to solely only one of them?

It is really confusing. Some lawyers are of the opinion that a POA should suffice, while others say that a Deed of Relinquishment should be done and submitted at the Sub-Registrars office.
