Default Indore best deals?

Hi All,
I want to buy plot in Indore. As per my friends three roads are manily where one can look for investment:
ByPass road (20Km long)
Khandwa road
Super Corridor/MR10 (10Km long)
Which road is the best from 3 year futuristic view?
Any new IDA colony in pipeline?
All both sides of these roads there are lots and lots new colonies with lacs of plots available for sale and I need just one or two. I need help in deciding which ones are good.
Some as suggested by my acquaintances are:
County Walk
Malwa County
Omaxe
Silver Springs
Treasure Fantasy
Emaar MGF
Kalindi gold
Singapore Lifestyle
Some colonies have not yet started the registration and nomination process. Then how to buy plot in those colonies at good rates? By the time and T&C and registration starts the price might go up???

Go for byass or super corridor for better returns.

Both have Ida colonies coming up. Super corridor is being built by Ida and 300 Mtrs from both side of road is with Ida. Commercial plot on main road and residential behind.

Bypass is supposed to get ida's biggest colony of Indore, 168. They are trying to implement it for a decade now. It may materialize soon or maybe never see the light. But Ida has scheme 134, 140 and 165 in close vicinity of bypass.

As you said you can invest in 2, go for 1 each on the above two locations.

Amongst the locations you have mentioned, best are Countywalk, silver springs (no plots), emmar mgf, kalindi gold.

The registry at a later stage is very common in Indore. They give you a diary with payment mentioned in it. These colonies are mostly investor based. The returns will be great subject to no slow down in 3 years. For safer bet go where end users are. Look for a property in pre launch or a distress resale.

How can one buy plots in IDA colonies?
Are there any new IDA scheme in planned on supercorridor?
Can you tell us about builders with Good reputation in terms of:
gud development/construction quality
timely delivery of projects
registration from day one
In case of a problem is "diary" a valid doc?

I have invested in county walk after my analysis so I would recommend that. Investing in IDA colonies may have black component involved which I wanted to avoid

IDA comes up with a lottery system. They sell directly also incase they dont get number of applicants for the draw. (That Only happens in commercial plots..)

IDA is coming up with scheme 151 on super corridor. Keep checking the newspapers or there website to know whenever they launch the plots.

Builders with good reputation are Apollo Group, Silver Springs, (Local Indore Groups) plus mnc's like DLF, Omaxe, Countywalk (Select City Walk mall in Delhi group) etc.

For registration from Day 1, you need to enter a colony which is developed or close to finishing, as new launches dont usually do registration due to lack of paperwork/permissions.

Well 'diary' works on trust and it is considered valid. But remember incase you buy a plot in resale for eg. at 1100 and diary has it mentioned at 1000. (RS 100 being the premium, reseller charges you) Later if there is some issue with the project and builder is to return money, he shall only refund the amount mentioned in diary plus interest(maybe). Rest diary is fine and 90% Indore works on it in new/under development projects.

Incase you want to avoid diary, you have 3 options: 1.go for a registry based plot (in resale or on completeion of project from builder) 2.Ida plot 3.Buy from builder who takes full payment in white (DLF is the only one I have encountered till date)They give you agreement instead of diary till registration.

IDA takes full white too and gives installment options.
