INVEST IN JAIPUR - Carefully........

It is a good time to invest right now in The Pink City. BUT....

Be wise.

All estate agents are liars. Whether the property is new or old do your home-work properly before finalising anything.

Dont buy from the heart, buy from the head. (your head will never give you wrong advise - the heart is foolish and sentimental)

Some of the agents are good - some are rogue.

For a new development check the developers record -
Do they have any other completed development?
Have they been established long?
Do they build only locally or nationally as well?
Negotiate on the price and if builder/developer doesnt agree then walk away from it and think over it.
Dont buy in private. Always discuss/show property to the entire family even children. You never know they may point out something which you may have overlooked.
Check several developers. Check out the local scenario.

Dont trust the gloassy catalogues at all.

Always remember the good developers are very few and they would have established a long time. New ones come and go.

Jaipur is a hot spot for now and all major developers have already bought land and will start to build once they have received enough interest to justify building.

Currently as I see it, outside the city, developments are many but actual build is not there.. This is a cause of concern as when this happens you are not sure about the true value of your purchase as well the mental agony you go through wondering why the build is not taking place and whether it will even happen at all or no?

Jaipur's infrastructure is very poor and the city is mis-managed (just like the rest of India) by the babus. Though some development has taken place but this seems to be only like a bubble case.

If all the authorities come together and co-operate on the issue (main problems - water and electricity just like rest of India) then JPR can become bigger than Delhi.

The current airport resembles a 60s building (in comparison to international standards).

The trucks still pass through one of the major roads in JPR.

Water and electricity still pose major headaches for the population as it expands.

The reason everyone is coming here is because it has been left untouched by mass integration so far.

This was a small city which is now being groomed to go into the big league. Several highways have been planned and a major ring road is under construction.

There are only a few shopping centres on par with the other metropolitan cities and there is room for growth.

Some developers are charging market rates for apartments but do check the location as some outside the city are in farming areas so outside your window you may see only farms and nothing else.

Be wise and dont rush in with "special - one day" offers....

Its good to know that Rajasthan is developing , but it hurts that in a very short span of time it would also join the creed of concrete jungles as we have been witnessing in other parts of India.In the process of development it is therfore very essential for the Planning Authorities to do their home work very well before sanctioning of Projects, whether Commercial or Residential. Rajasthan, after all, has a very rich cultural heritage and we all should endeavour to protect its histiorical significance as well ,whilst progressing.

What are you thoughts regarding the Mannat1 project called My Haveli located on 14 KM Ajmer Rd? What about Unique Builders?
