xx acre site shows rate for phase 1 plot is appox Rs.9000/- per sq yd... can some one tell me if there are deals happening at this rate in Omaxe city Jaipur...

9000/- Sq Yard is not for Phase 1. Omaxe has converted some of Commercial land for residential purpose to get some more cash. These plots are for 9600/- per sq Yard.

Resale Rates in Phase 1&2 are still looming between 4200/- to 4600/- for 40 ft road. There is no development. No new company in SEZ.

Between Sushant city and Omaxe, which one is better??

Sushant City is on Kalwar Road and Omaxe on Ajmer Road. In my opinion, Omaxe is good from future Price appreciation.
