The guy does not stay at Kolkata, neither has any close friends/relatives who will take the pain to have a look at the plot. This guy has no immediate plan to live there ... in long term there might be a bit chance but no way confirmed. He is looking for a low ticket investment, less than 15L, between 10-15L Looking for a plot as close as Rajarhat. Since it is an investment, time is flexible as long as there is reasonable safety of investment. Looking for a plot in some society/complex so that there is a bit relative safety. What can be a safe option for him? |

It is not a safe place -- see what happened with Nano -- any thing can happen there.
Invest in a Flat in a decent society if you want some safety -- now a days price is also very high in good areas -- if looking for budget homes look in Kestopur/Jessore road area but I do not like those areas. |

There are quite a few organized developments going on where lands are being developed and sold. If you see or 99acres, you will find these e.g. unnayan garden, basundhara, mandira city etc.
Prices have gone up by 3 times in Unnayan Garden in the last 5 years. I am really interested to know if anyone has bought lands here and any feedback. |

Flats in a decent society is safeer option. Low risk, low gains
However, the construction materials and maintenance in the so called decent flats are the questions. Take a look at some of the good apartments blocks that were built 10 years back..some of them are already showing the signs of bad materials. Or ask instead some of your friends who are living in some of these places...I hear horror stories.Land is a better investment, if one can afford...However, I completely agree with you that anything can happen anywhere, so better check it out. See what happened at Noida. |

If that person is not able to make almost a monthly visit, if there is no one just next to the plot keeping a vigil 24 hours.. In many other parts of the country, we have builders area, which is normally much safer as there are maintenance fees and security people to keep an eyes. Please do let me know of such project in Kolkata, one of my friend is holding his decision on this matter. Otherwise, it's too tough unless you have all the connections... forget about plot, one of my friend who was born and brought up in Kolkata had to sale his flat in distress in a decent Bengali locality (Dumdum Park). Bcoz, he could not take it more. |

We had to give aways more than 50 Bighas of land in Burdwan to CPM's land reform policy which I think is complete failure -- those guys who got land do not have money to do farming ...
Complete mess and sorry figure -- I think Vaidic Village landed into litigation also |

I have relatives and friends who are buying and maintaining bighas of land around Kolkata(within 20-30 kms) and converting it to small farmhouses. Some of them run plant nurseries from there. Good weekend retreat, some money to self-sustain the small initiatives.
I am not saying there are no issues, minor party donations, puja donations etc. but I have not heard of major issues. Local people are also employed in these farm businesses and everything seems reasonably peaceful. It has been about 13-14 years and some of them still continue to acquire more. But in all cases the land was bought directly from the owner and then developed. This whole plan of buying land from developers/businesses who are in the business of acquiring, developing and selling land....not sure how clean this is. Roychak, Amtala, Baruipur area are seeing quite a few of these developments. There are some such developments in Newtown/Rajarhat area as well. I have asked a developer friend of mine to provide me some inputs on some of these plotted land business. Waiting for his inputs. Buit do check Unnayan Garden, Mandira City, Basundhara etc. And talking of Vedic village...yes there was a problem, but properties are still selling there. I have bengali and non-bengali friends who have acquired land in Budgebudge area, but they regularly visit them. I had acquired a flat and I never visited it for about 7 years...It is still there.Not sure what was the problem in Dmdum Park. |

Personally visited the areas around Infosys and Wipro alloted land in Rajarhat yesterday. The six lane road foundation work has been done..I could drive to the Infosys plot. However, the plots are all paddy fields now.
Did see a board and a wall for Unnayan Garden. Driving time from Salt Lake Sector-5 is about 15 mins...about 10 kms. Distance from Unitech site about 2-3 kms. |
