Can someone please shed some lights on investment in industrial plot in Kundli

Investment horizon 3to5 years

What i want to know how's the development in that area from industry point of view and if there is any room of appreciation in plot value ?

kundli is a better industrial area than bawana and narela ..
betterly planned and for big industries ..!!!
me too going from the same phrase as to invest in industrial property here too
as i aalso wanted to invest in residential property in this area and after a lot of research on this area i can share some things which i feel ..!!
kundli and rai are two industrial areas which are bang on nh1 ..
u would see sudden appreciation of 25-35% within 2-3 months of openbing of kmp expressway ..!!
and also if gst comes in this budget then also there would be a lot of positive impact on the industrial property here ..!! with the investment horizon of 3-4 years u can expect 100% plus returns on ur investment ..
+ rental income here u get would be an surplus to ur investment ..
rates aare low in rai where u get 550 sqyd ,
ground floor builtup factory between 80-90 lacs
and here registery is possible if the factory has run on the property for atleast one year !!
while bawana like industrial areas are on lease hold ..
and connectivity and all the facilities and also govt policies are best for working here ..

Any idea about ongoing rates + premium on HSIDC plots in both areas ( Kundli ext and Rai) ?

One more thing - It been while i went there. Is Kundli Extension is different then Kundi or is it a name given for Industrial area ?

plot rateof kundli are between 14000-15000..
RAI 9500-12000..
kundli extension : 8-10000
kundli extension has bee allotted near yamuna canal thats why prices are low there ..
in my opinion rai would be better option as it is more closer to kmp expressway than kundli itself ..

Thanks Sauravsbban- These are rates for Industial plots per sqyard ...right as you mention 550/sqyard in your earlier post so that could be typo ? I am also trying to find out map of Kundli-Extention, Kundli and Rai--- If you have link - please let me know

Does anyone know what's the ongoing rate per sq/yard there and what is the appreciation in that area ?

I didn't come across any feasible plot in rai and they are asking way higher then 12k sqyard
