Default TDI City Kundli

Do someone have an idea about TDI city Kundli? What is the current price in resale for appartments there?

Waste of Investment... Sonepat has always got a step brotherly treatment from government...and will keep getting so...

If you are looking for end use ... Better look into developed sectors of Sonepat as you will not see any one staying at Kundli for other 10 years because there are no grownt stimulas over there...

Education city is just a polital drama like .... If govt. was serious about it ...IIM would have gone to Sonepat and not Rohtak..

In between you can get an apartment in resale for about 1850 - 1900

Watch out for Logistics and Distribution hub buzzword as you track Kundli for investment......

My understanding is that if at all this happens..which I am sure in 5-10 years time... this place will boom as HUDA is also focussing more on this sector recently.

Hi Amit,

I am staying in Sonepat since last 25 years and hve been hearing many plans for it.. and I would love to see it grow.

But the truth is none of the plans were ever executed... If I would have all my investments in Delhi or Gurgaon what I had in sonepat... I would have been a millionaire..

I was holding a flat and plot in Kundli but I exited the flat few days back after making loss in that investment... And for that matter it took be hell lot of time to find a buyer..

All the prices are escalated by builder and actual price only comes out once you go out for a sale...

But I am still holding a plot because not finding a buyer..to give me a decent rate..

i am looking for gurgaon to invest..

I have a horrendous experience with investing in Sonepat and have posted it before on this forum. Sonepat will open up after 2020, if at all. so i dont see the need for any investment. yes if u want to stay there, worthwhile as then u dont bother about returns.

U hv written true picture of Kundli . I had similar experience in Faridabad . I feel Gurgaon is the best place in NCR for short / long term investors .

Gaurav, Good to hear a first hand report of the locality.
Be patient for kundli sector....India needs logistics hub very badly. Government has awaken after a very long time and I expect bigger moves going forward. Reliance has recently invested a big chunk in Gopinath's Deccan 360 .... few Forwarding Agent and distribution companies have opened their offices in India for business.

My assumption is that side of NCR will move on a faster pace than Noida Extn rates.....

But TDi is making a lot of noise about the highway being red light free these days. I could also travel very fast there during one visit to Mohali last month. Also KMP is coming up. What do all say about this

Sonepat became 6 lane much before the work on NH8 started and also the road between Mukerba chowk and Delhi border was decent one till the construction on that phase started.... But even after having better infrastructure in Sonepat ..still Gurgaon grew faster..

Logistic industry is not capable of taking residential property over roof... but it is high end corporate jobs which make the difference.
And those jobs are not even planned in Kundli... In my opinion which may differ from others... Logistic sector would not do anything more than increasing the traffic by parking clumsy trucks over there which is actually adverse for residential property prices..

Also when land in Notheren delhi is already available in large chunks with Rohini coming up with new sectors every 4-5 years..., the demand out of delhi will hardly start picking up.

Smile Time has come !

I think now Kundli is ready to zoom. Earlier Road from Bypass to border was full of diversions & construction was going on . Now as NH-1 is signal free its only a 15 min drive from nearby areas like Rohini , Pitampura etc.

Moreover KMP expressway is set to open from June 2011 onwards which will provide more fillip to the area. Also Ansals & TDI have given possession to some of the flats and as per my feedback some of the families have started to shift there so we can expect more action there.

Metro in 3rd phase is set to reach Bawana/barwala/Narela ....

Regarding plots at Rohini new phases .....take this....I am residing at sec -14 ( 18 kms from TDI gate) where rates are 1.5 lakh/ sq yds....New sectors like 32 etc are around 6-7 kms from my home and having rates as 70,000-75000 Rs/sq yds....
Kundli ---Around 12-15000/ sq yds....

Rajiv Gandhi education city is no political Drama----around 14-15 universities/colleges have already purchased the land ....just wait....

JINDAL group ( of Jindal steel & power fame ) have purchased around 650 Acres land there in sonepat and soon to launch their city there....


I dont think situation is so Bad which seems to be....
