This township is situated at a distance of hardly 1Km from SGPGI and projects of Omaxe Hitech City and DLF garden city are after this township.The developer has launched Acre Scheme of plots in this township with Buy back facility for the INVESTORS. In this township plots of sizes 275 sq yd(2475 sq ft) and 560 sq yd(5040 sq ft) are available 13.5 Lakhs and 27 Lakhs respectively and possession of fully developed plots will be given in 30 months. At the end of 30 months You will have 2 options- 1) You can take possession of plot and build your house after paying development/Maintenance charges and taxes as will be applicable on date. or alternatively 2) You can return the plot back to builder and in turn builder will pay you an amount of 25.5 Lakhs and 51 Lakhs for 275 sq yd and 560 sq yd plots respectively.In this way developer is giving you a guarantee of minimum 90% return in 30 months time.(36% annual ROI) In case you are interested to own a plot in this township, contact immediately. |

I have heard that this township is proposed for last several months now. The offer which is mentioned above is available for last several months. Don't think that the prices on this offer are being revised.
Is there something new on this project, which has come out recently? |

Hi Desinet3,
How does this offer look at the above mentioned price? How is this proposed township from the viewpoint of location and growth potential? And how is the reputation of Rohtas Builders? Any inputs from any members will be very valuable. I am currently outside India, but would like to invest in India (preferably Lucknow) if there is a good opportunity. Thanks. |

I think everyone has probably already raised their concerns about ROHTAS builders. I share the same concern and therefore hesitant to invest.
It seems the builders are facing financial problems as is common to most builders these days. But because it is a local company with 2 of their previous projects already in trouble, it appears to be risky to invest further in this acre scheme, though returns appear lucrative. Quote:

I agree I had myself suggested not to invest in this project earlier. Recent update from some agents. Aparently Rohtas group have handed over the properties of their outstanding projects to consumers. They definitely have a land bank close to the DLF project in lucknow against which they have come up with this acre scheme. Therefore his suggestion is to invest.....
Any suggestions from other members of this forum ? |
