Default Acme Ozone v/s Park Woods

Guys,

I am thinking about booking a flat at Acme Zone or Park woods. Both are in thane west and builders are reputed. Parks woods is little inexpensive than acme zone.
Would appreciate opinion from people familiar with the area to help me make this very important decision when buying in that area (BTW I am from borivali hence not much idea about thane).

I wouldnt touch thane west right now, just my gut feeling it's not a such a good place to live in.

would agree with u. been there a few times, the place has no benefits of being a distant suburb (the traffic is just as bad as bombay, just as much pollution, just as crowded as some of the busiest areas in Bombay). When u go to a suburb u would expect it be at least greener but, that's not quite the case with Thane.

In terms of locational advantage, ACME Ozone is much better than Parkwoods but for cost factor Parkwoods is better. Both are under construction projects. ACME has tie ups with HDFC Property Fund to back up for this projects. Hence it is safe to book at ACME.

Books rate at ACME is good. Progress of construction at Parkwood is slow.

Have you looked at Runwal Pearl, Kalpataru Hills ( opposite Tikuji-ni-Wadi)

Acme Ozone is better but they do not have any lower floors.Availability is only on 25th Floor and the floor rise adding to their current price of 4500/sqft makes the overall price hit the roof .

Regarding Parkwood,I visited their site.While the towers for 2 & 1 BHK are up,the builder's office looks unprofessional.they do not even have brochures-they use photocopies which do not even indicate the size of flat.In fact they made me feel as if they are doing me a favor by answering my queries.Also the project is in centre of GB Road,which makes it far from station,far from other areas in Thane and far from Borivali as well.

Since I myself am searching for a decently priced 2 BHK for investing in Mumbai,can some one make a recommendation

I have been closely following the Real Estate market in thane and here are some observations...
1. It is crowded certainly if you are looking to get to ghodbunder road from the station during peak hour more so because of flyover construction work.
2. I believe Raymond is in plans to launch something in Pokhran No. 1. If and when that comes up it is a good alternative to Pokhran No.2
3. Acme Ozone was quoting 3500 some months back and I know their project was announced more than 4 years ago and they since made very little progress owing to a land ownership dispute. Infact when I went there I requested for the document which says they have a clear title after the dispute which the sales agent promptly showed me. You can see the thread on Acme Ozne where several other users have given in depth feedback on the same.
4. HDFC is a venture capitalist in the project so per say I think it is a better bet than the other project.
5. However cost is certainly a concern and plus the sample flat they show is a huge house which may or may not give you the right idea of how YOUR home will look like. Most of us buy a home only once in our life time so such a huge investment cannot be made on guess work in my opinion hence I did not go for the project.
